This private house in the Tyrolean alps is located in the beautiful lake Achensee region. It offers relaxation from daily stress and complete regeneration. Usually used privately by a family, this house is open for you to rent since May 2013. A mix of traditional design, blended with modern interior, this house offers you everything you need for a perfect holiday.
WINTER:
The house is located in Achenkirch, a lovely tyrolian style village. The 'Christlum' ski resort is the largest ski resort in the lake Achensee area. The lifts, slopes, ski-rental and ski school are approx. 0.5 miles away from the house and accesible within walking distance (but attention, including a steep hill on which the house is located) or by a very short car ride for higher convenience. The region lake Achensee has more than 70 miles cross country skiing tracks, the access to 18 miles cross country tracks around the village Achenkirch is less than 500 yards away from the house.
SUMMER:
A free of charge public beach (on grass, not sand) with changing rooms, 2 beach volleyball fields a lovely playground for children and possibility to hier pedal boats is just 1.5 miles from the house. Achenkirch has a sailing school and offers the possibilty to hire sailing boats (please ask us before booking the house if you want to hire a sailing boat). On the other side of the lake Achensee there are perfect spots for kite and wind surfing. The 9 hole golf place is close by, a 18 hole golf place is a short drive from the village (12 miles). Tennis courts can be rented. Directly from the house there are endless opportunities for hiking and biking along the lake Achensee and up into the mountains.
DETAILED DESCRIPTION OF THE HOUSE:
This is a south-facing corner house built in 1992 of a total of 3 terraced houses facing north and south. The house, the garden, the terrace as well as the garage are exclusively available to you.
On the GROUND FLOOR there is a bedroom with a double bed. From the bedroom there is direct access to a stylish marble bathroom with a corner bathtub and separate shower and a stereo music system integrated into the ceiling. The bedroom and bathroom have electric shutters. A staircase leads you from the hallway to the upper floor.
On the UPPER FLOOR there is a second bedroom with a double bed. The room is decorated in traditional farmhouse style and offers a wonderful view of the mountains on two sides. Right next door there is a second bathroom with a shower.
On the same floor there is the modern and high-quality kitchen with a ceramic hob, extractor hood, dishwasher, kettle, electric coffee machine, oven and large refrigerator. The open kitchen is connected to a round, light-flooded bay window. A round real wood dining table, a wooden bench covered with leather seats and wooden chairs provide the perfect setting for enjoyable meals and relaxed conversations. In winter, an open fireplace in the kitchen/dining room/bay window creates a cozy and warm atmosphere. In summer, access to the garden and terrace offers relaxation in nature. Underfloor heating is integrated into the black marble flooring, and the kitchen and dining room are connected to the sound system via BOSE speakers.
In the light-flooded ATTIC with a cozy wooden sloping roof, there is a large lounge with direct access to a balcony with a wonderful view of the magnificent mountains, Achenkirch and Lake Achensee in the background. Comfortable leather sofas and another open fireplace invite you to relax. Here you will find the music system and a 3D-capable TV Bluray/DVD player. Underfloor heating is integrated into the white marble flooring.
The following sleeping options are available: a high-quality, pull-out sofa bed for 2 people and a pull-out sofa bed for 1 person. Please note: in the attic there are pleated blinds on most of the windows, which primarily serve as sun protection and privacy protection, so the attic does not get very dark in daylight. Furthermore, the staircase to the floor below is open and therefore cannot be locked.
Outdoor area:
The holiday home has a sunny terrace on the south side of the house (access from the upper floor) with high-quality wooden garden furniture. A Weber electric grill is available. The garden surrounds the house on three sides. Both are available for your exclusive use. The garden is enclosed by a hedge, in the area of the house entrance there is a small open passage that is not secured with a fence/hedge. It is about 20m on foot from the garage to the house entrance.
PLEASE NOTE:
• House suitable for families, couples, retirees and sports enthusiasts of all ages, but also those seeking relaxation who just want to enjoy the house, garden and surroundings.
• Smoking and pets are not allowed
• We prefer quiet tenants (we have an excellent relationship in the neighborhood, which we do not want to jeopardize by loud parties and breaking the quiet at night).
• If you are not a good walker, you will need a car as the house is on a hill.
• In winter, after snowfall, the road up the hill is usually cleared daily, but snow chains for the car are recommended.
• There is a somewhat steep slope from the terrace into the garden - please bear this in mind if you have small children.
• The house has a garage. The parking space in front is very small, i.e. there is parking for 1 car. If you want to arrive with 2 cars, please let us know in advance so that we can clarify alternative parking options.
DIRECTIONS:
BY CAR from Munich center in 1 hour 21 minutes to the house (87km), from Innsbruck center in 46 minutes to the house (54km).
BY PLANE to Munich airport (92km), or Innsbruck airport (60km). From there continue by taxi - or train.
BY TRAIN to Jenbach train station/Austria (19km) from there continue by taxi or bus to the ATT Achenkirch Zimmerei station. From there it is about another 1000m to the house - including a steep climb to the house. Alternatively by train to Lenggries/Germany (32km) or Tegernsee/Germany (35km) and from there by taxi.
