Block Eight Estate is a breathtaking 100-acre private retreat set in the heart of the Hunter Valley wine country. Surrounded by rolling vineyards, olive groves, native bushland and beautifully maintained park-like grounds, the estate enjoys sweeping views stretching from the Barrington Tops to the Brokenback Range—inviting guests to fully immerse themselves in its natural beauty.

At the centre of the property sits our exclusive guest-only Wine Room, positioned over a sparkling lake. This tranquil space is perfect for enjoying boutique estate wines while taking in golden sunset views across the water.

Block Eight Estate is designed as a peaceful and romantic escape. We maintain a maximum occupancy of 10 guests at any one time and operate under a strict no-children policy to preserve the quiet, adult-focused atmosphere of the estate.

For those wishing to explore further, we are ideally located next to Squire’s Vineyard, within walking or cycling distance to Ridgeview Cellar Door and Restaurant, and only a short drive from some of the Hunter Valley’s most celebrated wineries and dining experiences. Helicopter transfers and private winery tours can also collect guests directly from the property.

The estate is home to kangaroos, wallabies, and abundant native birdlife. We also regularly foster rescue dogs and have a dedicated “Puppy House” where guests are welcome to visit and spend time with the puppies. Gentle farm-style experiences are available, including feeding ducks and collecting fresh eggs from our friendly chickens.

Vineyard View Villa is a spacious studio-style retreat featuring cathedral ceilings and a large private undercover verandah overlooking the estate.

Guests can watch kangaroos grazing nearby or unwind beside the open fireplace, making it an ideal setting for a peaceful country escape. The villa also offers the flexibility of single-night stays, providing a premium alternative to traditional hotel accommodation.

Accessibility is a priority, with level entry, wide doorways, a generous parking bay, and a spacious bathroom designed for ease and comfort.

Block Eight Estate is designed for exclusive group stays of up to 10 guests across 5 private one-bedroom villas. Each villa includes a king bed and a private ensuite bathroom.

Pricing

Rates are based on a minimum guest number, with additional guests charged per person, per night. Pricing is automatically calculated at booking. Please note that reductions in guest numbers are non-refundable.

Arrival & Check-In

Check-in is from 3:00pm. Guests will receive a secure SMS access code shortly before arrival. Early check-in may be available but can only be confirmed the day prior.

Linen & Amenities

Each guest is provided with fresh bed linen and two bath towels. Pool and lake towels are BYO. Villas include eco-conscious 3-in-1 shampoo, conditioner and body wash. Guests are welcome to bring additional personal amenities if preferred.

Wi-Fi

Complimentary Wi-Fi is available throughout the estate. As it is provided via a third-party network, speed and reliability cannot be guaranteed, and outages are not subject to compensation.

PET Policy

Pets are welcome only at Water View Villa and strictly subject to prior written approval.

Conditions include:

Guests must supply pet bedding, bowls, and waste bags
Pets are not permitted on beds, furniture, rugs, carpets, or linen
Pets must not be left unattended at any time
Guests acknowledge rural risks including wildlife, waterways, fencing, and neighbouring livestock
Dogs must remain on leash at all times on the property due to local wildlife, including kangaroos

A bond may apply for any damage or breach of pet conditions.

Fireplaces & Firewood

Fireplaces and fire pits operate seasonally, in line with NSW fire regulations—typically from after the Easter school holidays until before the September school holidays. Starter firewood is provided for 1–2 nights, with additional wood available from the on-site woodshed.

Strict No Party & Noise Policy

Block Eight Estate operates under a strict no-party and no-excessive-noise policy in accordance with NSW Short-Term Rental legislation and local council regulations. Breaches may result in eviction without refund and additional charges.

Strict No Children Policy

To maintain the peaceful, romantic, and adult-focused atmosphere of the estate, children are not permitted on the property under any circumstances. This policy is strictly enforced across all bookings and villas.

Guest Numbers & Visitors

Only registered guests included in the booking are permitted on the property at any time. All visitor requests must be approved in writing prior to arrival.

Security

For guest safety and property compliance, security cameras may be installed at entry points and select external areas.

Guest Registration & Security

All guests must complete electronic registration prior to arrival, including valid photo identification. The primary guest is also required to provide details for all additional occupants. Information is securely stored and deleted after departure.

For bookings made within 5 days of arrival, verification via a credit card matching the lead guest’s ID is required. Failure to provide matching documentation may result in cancellation and refund.

Insurance

We strongly recommend guests take out domestic travel insurance to protect against unforeseen circumstances such as cancellations, medical issues, or travel disruptions.
