Nice room, little bit on the small side, but comfortable and all the bits and pieces you would need - toiletries, kettle, tea, coffee, milk, iron, fridge, glasses, corkscrew, bottled water, TV. Nice cooked breakfast, coffee, orange juice and very friendly welcoming owner. Good location too.
A lovely warm welcome on arrival, a lot of time and effort has gone into the building making it very unique. Room was spacious and everything you need for a short stay including a fridge, Internet and a big screen TV .and an Ensuite with a powerful shower. Breakfast was amazing full English which i struggled to finish, real coffee and loads of toast. My first choice in Brighton from now on 5*
Very pleasant stay. The owner (Susie) was very helpful and welcoming. Double room was comfortable and on the small side with little space other than the bed and a single chair. Convenient for the bus services into Brighton and outwards towards Eastbourne. Limited parking but I always use the public transport when I stay in Brighton - cheap and lots of options.
Check-in was good and I appreciated receiving a call from the host earlier in the day to confirm when I'll be arriving. The room was beautifully set out. The host was very friendly and made my stay a good experience. Breakfast was amazing!
The interior design of this B&B was very stylish. Breakfast was great. Service was disappointing, the host didn't make us feel welcomed (we felt like we were in her way and we were not provided with information (such as check out time, breakfast time and WiFi code) at the time of check in or later.
We had a lovely stay, the room was clean and very comfortable. The owner allowed us to have a late check in, as we were stuck in traffic on the way down. The breakfast was delicious and we were grateful for the dinner recommendation and parking tips. Thank you.
Fantastic location! Close to the sea and a easywalk into town. Hostess was delightful, super comfy bed and the breakfast was incredible. Highly recommend and would def stay again when in Brighton!
Best place weâve stayed in Brighton, the staff were great, had a lovely breakfast aswell, definitely would recommend staying here. Very close to shops and right next to the sea front.
The landlady fell down some stairs in the evening and bless her she waited to check guest out before she went to A&E in the morning. Do hope sheâs ok but obviously we had to forego breakfast

So many plus points: we received a lovely, friendly welcome. The Twenty One is conveniently located for the beach, seafront entertainment, shops, bars and restaurants without being too close (fairly quiet street with little through traffic and itâs associated noise). The decor is quirky and interesting. Our room was a great size with all the facilities we needed, including a comfy bed, quality bedding, decent size tv, blind/curtain combination keeping out the light overnight, good temperature, handy fridge etc.
We had a great breakfast - couldnât fault it!
The bathroom was a little tired but adequate. The shower made some interesting noises in its attempt to provide an adequate flow of water. We didnât want a bath but it was out of the question anyway (no bath plug), although Iâm confident one would have been provided if weâd asked. Steep stairs may cause problems for some. A shortage of nearby parking spaces caused problems for us, but we were eventually very lucky when one became available immediately outside the front door.
Overall, a very enjoyable stay.
Was met on arrival, informed about parking, very friendly, room was exactly as the pictures very clean and comfortable. Breakfast was amazing, cannot fault anything absolutely 100% recommend. Location for seafront and amenities literally at the end of the road. Cannot express enough how this venue ticked every box for us.
