I cannot attest to cleanliness, location or neighborhood, so please take these particular * ratings with grain of salt. However, I can attest to the booking and communications process.
Following is my experience: I booked property #2475723, and within minutes of paying for the reservation in full, I received a message that it was double booked. I immediately called VRBO and messaged the owner and neither would take responsibility for the double booking or refunding my money. Though both the owner and VRBO were aware of the situation, I received welcome messages, "I hope you're enjoying your stay" ; "it's time to check out" and finally, "I hope you enjoyed your stay'".
I stayed in contact with VRBO and the owner during this time to ensure everyone was reminded of the situation and that a refund was in order.
I did finally receive a refund (minus the insurance) several days after my trip was over and after filing a dispute with American Express (We stayed in reliable, national brand, non-VRBO property.) .
I'm not saying the property isn't nice.. I didn't see or stay in it. I'm just recommending not to use instant book. Contact owner 1st to ensure availability; and keep good records/receipts.
