Stayed for 2 nights, the room is clean, staffs are friendly. Hotel is very close to royal miles and everything. Highly recommend this hotel if you want to stay close to Edinburgh tourist hot spot. Also very close to the train station which is very convenient no need for public transportation.
Rooms were clean and beds were very comfortable. Maintenance was responsive and efficient when needed. Staff at front reception do double duty in the dining room so when needed, you have to go find them. Very close to Royal Mile and meeting points for tours. Hotel keeps our bags when needed.

No staff at front desk for questions. Bathroom water not draining well. Had to walk on water to go to sink.
Staff was unavailable and hard to get room clean…you need to notify staff by noon for housekeeping and there was rarely anyone at front desk to notify
When we arrived they sent us to another property just to be told we were booked at the first property
Tub/shower were very hard to navigate…steep and narrow and difficult to manage
The hotel was well placed and the food was very delicious with a good variety. The reason this was scored so low was we had a smell in out bathroom that we needs cleaning almost everday and the smell persisted. It was a fecal/musty smell. We were placed in an accessability room (which was ok) bit we are tall people and having to bend over to use the facilities was bothersome for our backs.we asked to change rooms if possible but we were told the hotel was fully booked. We had to constantly get new towels for the bathrrom floor because there was no rim/lip to the shower and the drain was even with the rest of the floor so it constantly flooded the rest of the bathoom. It seems the hotel was shortstaffed during our stay since it was always a 50/50 chance of someone actually being at the front desk. So overall an ok experience for the price.
Excellent place, very friendly staff, reasonable prices and plenty of food options.

Good location - the rooms were a little worn and bed needed updating. Location was 1 block off the Royal Mile closes to Holyrood than castle. Also convenient to Waverly train station
