The Space

These systems are designed to keep the home fully functional even during peak winter use.
Property Scale & Mountain Setting (Important)
Casa Vista Granby is a large, high-capacity mountain home, not a hotel or newly built resort. It is continuously maintained and improved, but the size of the property and the mountain environment mean that occasional maintenance items can arise, especially during winter or high-occupancy stays.

Winter Access
During winter months, all-wheel drive with snow tires is strongly recommended to ensure smooth access in and out of the driveway.
For added preparedness, tire chains and a tow strap are kept on site in case assistance is ever needed.

Cleaning for a home of this size typically runs around $600, reflecting the scale of the property and amenities.

Community Rules (Strictly Enforced)
To maintain good standing within the neighborhood, the following rules are strictly enforced:
Trailers, campers, RVs, boats, and similar vehicles may not be parked on the property for more than 24 hours
All vehicles must be parked in the driveway overnight
ATVs, dirt bikes, snowmobiles, and off-road vehicles may not be driven on community roads or properties
Quiet hours: 9:00 p.m. – 7:00 a.m.
Outdoor lights should be turned off by 9:00 p.m.
Guests must comply with all county fire bans
Fireworks are never permitted
What to Expect at a Mountain Home
This is a big, well loved home at 8,500 feet with mountain views in every direction. It is not a hotel, and that is part of what makes it special. Here are a few things worth knowing.
Hot Tubs. The property has two outdoor hot tubs. Hot tubs see heavy use from group after group, and mountain service calls can take one to two weeks to complete. That is exactly why we maintain two. Both are fully operational about 85% of the time. One is occasionally down for service while the other runs normally (about 12% of stays). On rare occasions (roughly 3% of stays), both may be out of service at the same time. In that case, we will issue a credit up to $100. When one of two is available, no credit applies. We keep chlorine and supplies stocked so your group can enjoy the tubs without worrying about upkeep. Just add a capful of chlorine to the bobber after each soak.
Bears. You are in bear country (April through October especially). Trash goes in the bear-proof dumpster at the end of the driveway. Keep the lid latched at all times. Bears will access unsecured trash within hours. This is not a suggestion.
Amenities & Extras. We stock the house with extra towels, linens, detergent, trash bags, and cleaning supplies because big groups go through them quickly. You will find extras in the hallway closet on the main level and in the laundry room. With hundreds of amenities across the property, a small number may occasionally be out of service on any given stay. We address issues as quickly as we can, and we appreciate a reasonable degree of understanding that this is a real home, not a hotel with a warehouse behind it.
Altitude. You are at roughly 8,500 feet. Drink extra water, take it easy your first evening, and expect mild headache or fatigue for the first 24 hours. It is temporary and it passes.
WiFi. WiFi is provided, but mountain internet can be less reliable than what you are used to. If it drops, check that the router is plugged in (utility closet) and give it a minute after restart. Or just message us.
Check-In & Turnovers. Check-in is at 4:00 PM. We do same-day turnovers between guests, and our crew needs the full window to get the house ready for your group. We cannot accommodate early arrivals.
Credits & Refunds. We issue credits only for major systems (hot water, heat, access) and only when we cannot resolve the issue within a reasonable timeframe during your stay. We do not issue credits for individual amenities when alternatives are available (one of two hot tubs, one of two washers, etc.), and we do not process credit requests submitted after checkout. If something significant is affecting your stay, tell us while you are here so we can fix it.
Our Approach. We take care of this property ourselves and we are responsive. If something needs attention during your stay, let us know and we will get someone out the same day. Big mountain homes need maintenance sometimes. We would rather be upfront about that than have it catch you off guard.
