Great location and views. The only negative issue was the two downstairs bedrooms stayed very hot at night even though the air conditioning thatâs coming from the wall in the family room didnât cool it off enough to sleep comfortably.
This is a wonderful place for families with children looking to have a private sandy beach access. Beach needed a good cleaning from months worth of geese poop, but it youâre willing to do that (or just rent the place right after us:)) you will not regret it. There arenât many places on PML with shallow sandy water accessâŠ. Also, house sits on a large lot with lots of trees providing shade and privacy. House is very well equipped. Be aware that two downstairs bedrooms donât have AC, so they get a bit hot during the day (we stayed there in August and had two 95F days), but cool off at night with the help of fans. Living room and upstairs MB have AC. The house is old, but well kept and clean. Weâre already planning our next stay there!
This place is all about location. The setting is beautiful, the yard is large, the beach is private, and the deck is a perfect place to hang out. This was our second stop in our adventure through the CA national parks. The upper entrance to Yosemite was closed so had to go a couple hours out of our way to get to Yosemite valley. However, exploring and hiking the Hetch Hetchy reservoir was awesome.
The place is a bit dated but the location makes up for that. We had deer walk and graze through the yard, geese with their little ones, birds, and bats. One of our favorite stays during our tour. Recommended!
Shout out to the host, Vacasa. They responded immediately to minor issues that turned out to be our misunderstanding. We had great communication with Vacasa throughout our several rentals.
Great location, comfortable beds, good enough kitchen and furniture. Definitely deferred maintenance
The location is amazing.
The AC is pretty good. (It gets hot in Groveland!)
The home is aged and they aren't investing in upkeep. The tv HDMi ports don't recognize the dvd player or our plug-in games. We couldn't get movies to play. Tv seems glitchy. Had to restart a couple times. (TVs are cheap nowdays, why not upgrade?)
Internet is mountain internet. Don't come to PML area expecting to Zoom or stream

The house is It's a roof over your head.
Watch your step on the deck or you'll get major splinters.
The flourescent light in the kitchen doesn't work. There are screws holding down the carpet in places that can catch your toe. (Back door)
And there's like a big nail or something sticking up out of the floorboards right in front of the couch. Again.. I don't think anybody's trying to take care of this place it's just old house with an amazing location.
It's not a Cook's kitchen, but there's enough utensils and pots pans plates whatever to get you by. There's a good grocery store 5 minutes away. And decent pizza and burgers.
There's also a decent restaurant at the golf course.
The two bathrooms are totally adequate. The beds are comfortable. It's a great base camp for playing in the mountains!
When you rent here you cannot bring your own paddle boards or kayaks. They've got an owner's only rule.
Also beware of the main Beach Marina on the weekends doesn't allow guests to park in the parking lot. You got to walk in. (The main Beach and Marina has awesome ice cream and French fries and burgers etc. And you can rent paddle boats and kayaks etc)
No dogs at the beach.
Good bicycle riding on the roads in the area. Steep. No bike lane. But low traffic. (For the avid cyclist especially)
The dirt road to Lumsden Bridge (map it) is a fun drive (no 4x4 needed, but rough in spots) and it will take you 5 mi down into the most severe looking canyon, to see the tuolumne River in a place few people go. If you're in the trout fishing, this is a good access point.
Be sure to check out the restrictions for Access into Yosemite in the summer. Sometimes there are reservations required just to enter the park. Know before you go! (We love to go down to evergreen Lodge and Hetch Hetchy reservoir for an excursion and lunch/dinner at least once a summer. About an hour away)
If you don't mind things being a little outdated, this place is awesome. It is comfortable and cozy. A little dusty and a few cobwebs, but easily taken care of. The location is great with its own beach area/large lot, and close to the community beach and dock. The only thing it is missing is a kayak/paddle boat (since you can't use your own). You can rent them but it's nice to have them come with the house so you can use in the morning or evening and not just for an hour or two during the day. Some nicer/more comfortable outdoor chairs and tables on the deck would be great too, but not a deal breaker. One thing to note is that you can't check in at the PML community gate until 4pm either. All in all we had a good time and enjoyed the house. We would visit again.

Electricity went out twice (overnight) causing food in fridge to unfreeze/go bad - that affected most of the lake though
Wonderful property with a beautiful view. The house was well stocked with everything needed. Close to the water taxi pickup for a free tour around the lake and to travel between the beaches.
We will absolutely return. This is the best spot on the lake- next to a lovely sandy beach but with your own lakefront view. The beds were comfortable and quiet, as were the upstairs floors (stairs creak but not that disturbed our 3 year old sleeping with a sound maker.) The kitchen was well stocked. Layout of the house was perfect for our needs. Heater and AC worked beautifully up and downstairs. Our only complaint was that the cabin was straight out of the 1960âs. We donât mind the rustic vibe but everything was super dusty. If you pat the couch, a cloud of dust rose up. There was also dust on surfaces that should have been cleaned prior to arrival (bottom of end tables, kitchen). The living room chair had dust bunnies all over it we had to pick off. Once we gave it our own cleaning, we really enjoyed ourselves (and stopped sneezing). I canât emphasize enough how wonderful the cabin was and how much weâd like to return. Also, we didnât find it noisy at all- seemed to be contained at the beach next door and was largely out of earshot. Beach was virtually empty each morning and evening which was great for us!
Good place for family with kids. It was less of a fit for us as a couple. Right next to small public beach - nice but some noise

Cons: too much heavy furniture, a little dark, older home feels a bit worn
