No complaints about accommodation at all. It was exactly as described and perfect for 4 adults and 2 4 year olds as a base for exploration.More rural than expected and the very narrow roads are an experience! Fortunately we found the roads to and from the cottage and Kingsbridge to be quiet. Different matter to some other locations and the best beaches in particular. Prepare to be patient. A great stay over the August bank holiday week with perfect weather, fab beaches and place to eat.
Great on site facilities apart from the wi fi being slow. Horrendous country lanes to get to the property, and we live in the countryside. Very clean and well equipped property, though a large freezer would have helped with catering for 6 people.
We thoroughly enjoyed our stay in Iris Cottage with its beautiful terrace surrounded by pretty flowers leading to the field beyond. Lovely walks straight from the door. The cottage itself is comfortable and well equipped. Both showers are hot and powerful, beds are comfortable.We made use of all the sites amenities especially the swimming pool, tennis court and snooker room. Dartmouth is within easy reach, we particularly enjoyed trip on steam train.We would definitely stay again.
Our family of 4 with kids aged 7 & 4 loved the house, kids slept really well in the dark cool downstairs bedrooms. And they loved being right next to the tennis court and a walk to the nearest village. The narrow lanes are not for the faint hearted but worth it for Kingsbridge and Salcombe.
We had a wonderful 4 days at Iris Cottage. Set in beautiful countryside, the accommodation was lovely and the facilities on site were perfect for our group. Swings and play room for youngest to tennis, snooker and golf for older ones. The swimming pool was used by all of us.
Would definitely recommend for all ages. We are looking forward to visiting again
Great place for the family, our 5-yr old loved the stairs and having his own bathroom! Nicely equipped kitchen, and room for the grandparents to visit. We even cooked, which we don't usually do on vacation! Enjoyed the games rooms and pool too.
Only thing missing was a wood burning stove! Loved it, will definitely recommend it
The property is a mile or so from the nearest village and further from the main road. The makes it very quiet and peaceful with little light pollution giving great starry nights.The complex has lots to do including an indoor pool, tennis court, mini golf and some indoor activities. The cottage was well equipped, clean and tidy. It was cooler on the lower ground floor which is great for hot summer evenings and nights. The closest coast in ten minutes away and there are lots of nice walks and eateries. The host provides a comprehensive guide to the site and the local area.
The cottage and surroundings suited us perfectly. We are grandparents and had our daughter and son-ĂŹn-law and their 2 boys with us (aged 8 and 6).
The cottage accommodation was fine for us and the surroundings great for the boys to play safely with some other children they met.
They swam, played tennis, caught grasshoppers and frogs and had a great time.
Lots of places to visit fairly locally - Kingsbridge (crabbing), Snape Point, Bantham and Bigbury beaches, Dartmouth (regatta, ferry trip to castle, more crabbing).
Get lots of reversing practise in the narrow lanes!!

Fantastic stay at Iris Cottage. lovely location and great amenities at the manor. Communal rooms (game room/pool) at the manor a little tired but only to be expected and didnât take away a thing from enjoying them.
Cottage was clean, comfortable and spacious enough for 4 of us and a small dog and the cottage well stocked with quality utensils and equipment.
Julian was a pleasure to liaise with and ever so helpful.

Our second stay at Iris Cottage. Even though the weather wasnât great there is always plenty to keep you entertained. We played tennis, golf, table tennis, pool and went swimming in the indoor pool.
Easy check in, clean and tidy cottage which is fully equipped.
Property very well furnished. Not suitable for 6 people.!!We managed as our grandchildren are young and could use coffee table to eat at.
6 adults would find sitting at table very cramped. Facilities very good.
We had no communication with propery manager, so ,not applicable.

Such a beautiful part of Devon with stunning scenery and beaches. We had a really lovely family holiday at the property. The property is basic but comfortable and the grounds and facilities were perfect for our family and small dog. Lots to do in what felt a really safe environment for children. The caretaker was so helpful and friendly too.
Not suitable for six people in lounge and kitchen.table too small for all to eat. No freezer certainly hard with small children.bedrooms downstairs damp and smell damp.site manager gave us dehumidifier which we emptied four to six litres per day.
Hot and cold taps in upstairs bathroom shower put on the wrong taps and my husband nearly got scolded.
Access to the property very difficult steps far too high without hand rails. Very hard for elderly to unload their luggage as the walk up is very steep.
No phone working no mobile reception wondered what one would do in an emergency.
Nowhere to store food in kitchen
All taps on kitchen sink and bathroom extremely hard to turn on and off.
All in all for what we paid this was a great disappointment
Beautiful little cottage in stunning surroundings. Amenities were fantastic - especially great for families. Most things were just a 10-20 minute drive away. Lots of beaches to choose from.

Info pack from the landlord was fantastic, gave all the info that made the stay enjoyable. Amazing location close enough to be convenient to local amenities but remote enough to be quiet. Would stay again.
