Nice layout, large home for our party of 6 adults/ 3 children. Pool and inside home were clean, except for tons of cobwebs. Canal mossy and murky, would not suggest swimming there. Neighbors close. Overall had a fun time. 1. AC worked great in house, some guests got cold and no extra blankets provided. Plenty of extra pillows though.2. Prior to guest arrival, would be nice if spider webs on porch and in home were disposed of.3. Plenty of bath and guest towels, but only one washcloth provided.4. No TVâs in bedrooms except for one TV in bunk bed area.5. Pots to cook in were worn, old and Teflon scrached. Need new cookware.6. Paint on walls were chipped, scratched throughout the home. Repainting highly suggested, would really freshen up the home.7. Upon arrival the AC in the game room was not on. We figured out how to turn it on, but wouldâve been nice to have an instruction guide.8. Paddle ball paddles were old and rubber torn on most, need replacing.9. Would be nice to have a mini fridge in game room.10. Nice clean pool.
Decided to book a quick getaway, and this house did not disappoint!! I plan to save it for hopefully future use! We had a relaxing lazy few days here swimming and enjoying the game room!! Loved watching movies on the big screen! Only thing I can complain about is how sore my legs are from all of the stairs so just a complaint of me being out of shape Excellent rental!!
Loved the property! Very clean! Plenty of room. If you plan to cook a lot, bring some more pots and pans. We did not cook a lot. It is close to the main road so you do hear traffic, but that didnât bother us so much. The photos make it look like youâre away from other houses, but there are houses on either side close by. That did not bother us. We really enjoyed our stay!

This place was perfect for my mini birthday getaway with my teenage daughters. Nice quiet spot to relax with plenty of space for us! We loved the private pool and game room!
The house has lots of sleeping space and amenities. We enjoyed the canal and kayaks! The pool was glorious and crystal clear. We would stay again for sure!
Amazing property for the price! The pool stays very cool because of all the shade and the trees. The downstairs game room has its own AC if you keep the doors shut and we watched a movie on the big screen. We have another home down the lake and stayed for the 4th of July, drove our jet skis and large boat and parked on the side of their dock. No waves here so it was easy and safe to keep right below the pool. The kids rode kayaks in the canal as well. Sweet place đ
Great property with great amenities! However it is a long way back in the cove but easily acessible as long as moss hasnt moved in. Plan on a 3rd trip for sure!
Great house and game room, small minor adjustments to make it perfect
We had a great time and itâs a great house. The fishing and game room were amazing.
On the website, although itâs not listed, the kayaks and sups are in the photos so we assumed that they were available for use. We stay at LBJ at least once a year and every other property makes those available to guests. When I texted and inquired, they said they are not available for use.
A few days before our stay, I inquired about the type of coffee pot and they told me keurig. I purchased some pods in preparation for our stay and we got there and it was a Mr. Coffee. No big deal except that the coffee pot didnât work! At 5:30am before fishing, I was not happy at all to discover this. They told me they would send someone over to fix it for the next morning and nobody came or called or anything. I ended up boiling water and making it work but Iâm not camping. Iâm paying for luxuries that werenât available.
One more thing that Iâm surprised nobody has mentioned. We are directly across from a Dairy Queen. It is not exactly serene and quiet.
All of that said, the game room rocks and so does the house.
This is a great property. We thoroughly enjoyed our stay. Overall, everything was wonderful. If we could have given the online description 4 and a 1/2 stars, we might have.The only reason is due to the fact that the 1st floor game room cannot be accessed from the inside of the house. (If it is listed that way, we missed it.) We thought our grandsons could play in the game room while we were fixing dinner. We didn't want them downstairs alone, with only outdoor access. An Alexa or that type of a device would be a great addition. One in the kitchen. with one in the game room, so you could drop-in or have some communication with the game room.
The lake is getting rather full of some sort of seaweed type of plant. It was an issue for our jet ski. We enjoyed the kayaks and SUP's. This is a very nice house, had plenty of towels, kitchen items, and items needed. It was nice to sit out on the balcony is the mornings. Great property!
The Treetop of LBJ was a great home for two families to gather and enjoy a weekend at the lake. The game room on the bottom floor was perfect for the young adults (ages 18-25) to hang out while the older adults enjoyed visiting upstairs. The house was very clean and comfortable for 10 of us. The Treetop was the perfect spot for our family to gather for our son's engagement! It was spacious and clean. Three different families were gathering to celebrate, and we had plenty of room to hang out, plenty of bathrooms for getting ready, and the playroom downstairs was a fun addition with so much to do! While there, we ate at Boat Town in Kingsland, rented a pontoon boat and spent the day on the lake, and had breakfast at Hooper's! All wonderful! The engagement party was at The Venue on Main in Marble Falls, and that was the perfect space for our celebration! It was a perfect weekend! My onky suggestion is that the carpet has lots of spots and probably needs a good cleaning... otherwise it was fabulous!
Extremely clean, fabulous game room/theater, 3 full baths with linens/towels provided. Quiet cove with paddle boards, kayaks and fishing. and hot tub. Everything listed as stated on the website. Great place for a family, no traffic. The cove is narrow but I was able to navigate a pontoon boat to the house. Very close to main street and store. Had a great time.
Treetop on Lake LBJ.
A great home with lots to offer. Lake access with kayaks and paddle boards weâre perfect. Being 105° each day the air conditioning worked wonderfully. Lots of entertainment in this home and easy access to the water.
We enjoyed our stay for a family reunion nearby. Clean property. Well stocked with towels, clean beds, even soap and shampoo. Best room was the garage game room. We were able to wind down with a movie and play some games which is what we would do at home. There are life jackets to borrow for any water stuff including a couple of kids ones. The only problem was in the master bathroom there was a hole or something near the window and ants were crawling in. They werenât in a really visible spot and we only saw them bc our kids are super observant. We sprayed them with bug spray in the closet. No more problems. Big kitchen with everything you need. Just bring groceries. So sad we didnât get to try the hot tub. Not enough time.
We gathered at the Treetop with our adult children (from 3 different states!) and our grandson. The house was just beautiful. There were plenty of places for the 10 of us to sleep, and beds were very clean and comfortable. All tvs were easy to access with remotes. All AC features worked very well and were easy to operate. We had a great time fishing (and catching/releasing lots of little perch!). My daughter even caught one fish that would have been a " keeper"! My grandson had his first fishing experience ever and got a bite/catch the first time he put his line in the water!!!
A few of the bunch kayaked and had a blast. And EVERYONE spent hours in the nice, cool gameroom playing ping pong, foosball, and watching a big game on the big screen!!!
The owner was very responsive to any questions we had, and he was always very kind. What a pleasure!
Some helpful notes to future renters: there are many stairs since it's 3 stories if mobility is an issue, and the gameroom does not have an inside entrance to the house nor a bathroom. We managed these issues without a problem, but it's good to know in advance.

We booked this place for 5 days. Right after I booked this I had a call from the Host stating that the AC was out in the garage. He said they would work on getting it fixed. We had no clue that the garage was the main area and the reason we booked this place. There were 5 of us girls doing a girls get away. This place advertised a media and game room with recliners. That was all in the garage along with the bar. We talked to the host the day we arrived and he did not know when it would be fixed. I advised him that we would not be staying there if that area was not useable. All 5 of us could not fit on the couch in the second floor livingroom. Plus when we went down to use the kayaks the water was full of moss and too low to be able to even put the kayaks in safely. Plus they were not washed down and full of dirt and spider webs. As for a refund from both the owner and VRBO it was not discounted for the 2 days that we stayed there (as per what our host said and that he also said he should not have even rented it with the AC being out in 100 degree temps) plus NO resort fees or INS. Fees were ever refunded. Wrote to VRBO and received a small portion of what was charged to my card. For a 2 night stay and only half the house useable it was outrageous. Canât write how much because it will be taken down.
The property is well-stocked, well-kept. The listing and photos do a good job of accurately describing it. The property manager was quick to respond to our needs, delivering a new coffee-maker almost as soon as I messaged that the one there was not working.
We enjoyed the kayaks, game room and lovely balconies on the back of the house.
You can see an aerial view in one of the photos that the house is in proximity to a main road. During the day, you can hear the road noise, but it didn't bother us at night. There are nice trees on the property that camouflage the view. The canal water was not anything you would want to swim in, but it worked for kayaking and fishing. (We didn't happen to catch anything.)
We recommend visiting nearby Inks Lake state park and Longhorn Cabin state park.
Convenient to have an H-E-B nearby.
