The only thing we were disappointed in was breakfast. The food was not hot only warm and not a very good selection of hot food. Bacon totally under cooked also.

The room was clean and comfortable. While small (as to be expected) it suited our purposes well. The location is excellent- in a safe neighborhood with lots of eateries and grocery store, and several subway stations and large parks just a few blocks away.

Excellent location, with lots of food places and excellent transportation links. Nice property, but the room was very small and the beds did not feel particularly luxurious. I would definitely stay here again, but in a bigger room with a bigger bed.

Room was ridiculously tiny. No dressers/drawers. No place in bathroom for products around sink. One narrow, short shelf to put anything on in entire room. Duvet cover was too narrow for the bed. Refrigerator needed to be completely removed from wardrobe before finding plug to turn it on! Breakfast buffet was cold and staff indifferent when told. Asked for refund for cold breakfast and staff had no one to ask for approval. So, no refund at 15 pounds per person! Lobby was cold and uninviting. Bright lights, widely placed chairs, vivid colors, nothing cozy. No bar or restaurant in hotel or reasonably close. Hop on hop off bus 3 blocks away. Would never return.

Everything about the hotel is excellent, except that the rooms are small for two people. I would suggest adding an extra shelf below the one where the tea kettle sits. Otherwise, I absolutely enjoyed my stay and would recommend it highly.

We reserved their twin room on the 'ground floor' for 7 nights in mid-September. The twin beds were much narrower then a normal twin bed and it was in the basement which they call they ground floor. Given that there is a lift the basement floor was fine. The air conditionimg in the room did not work well and the shower is extremely small and the door doesn't open all the way. I can"t speak to the size of all of the rooms but this one is small sparsely decorated. I really did not think it was worth the price. It is however in a nice arra and the Bayswater tube is only about a 5 minute walk and the Queensway tube about a 10 min walk. Overall three stars

Lots of shops nearby and walking distance to notting hill, Kensington gardens. Our room was more spacious than I thought! Comfy beds and friendly front desk. They helped up book a taxi. Quiet neighborhood. Would definitely stay here again! Oh and had an elevator!

I was very disappointed with this hotel. It was more like a hostel than hotel. Very small sparse room with no place to put luggage on other than the floor. No place to sit other than bed. Bathroom was very small with no place to sit anything. At $200/night we should certainly have had a better room than this was. Would not go back. Beautiful checking in area but nothing else impressive or even standard about this hotel.

The royal oak train station is really close which was very convenient for getting around the city. Its in a great location. The room was smaller than expected but thats London. Room was clean and bed was nice. TV has netflix. Would stay there again. Thanks for having us.

We have stayed here before and loved returning to this beautiful location in the middle of London. The staff is consistently kind and helpful, from front desk to the cleaning staff. We have had many interactions and have enjoyed all of them. We appreciated everything they did to make our stay comfortable.

American perspective: the hotel was clean but older, the rooms were tight and the bathrooms even more so. I chose it because they said they had A/C, the first room we were given the A/C did not work, they gave us a fan. Second day we were moved to another room, the A/C worked but not very effectively. Positives: the lift worked, breakfast provided, safe area and was relatively quiet.
