This three bedroom holiday cottage in Broadwell is wonderfully situated between the bustling market towns of Moreton-in-Marsh and Stow-on-the-Wold, and is well suited for those looking to explore the local countryside and eateries. The accommodation is laid out as follows:

The maximum occupancy for this property is 7+1 guests, though the number of adults per booking is capped at 6. Infants do not count towards the occupancy figure, however, due to space restrictions the occupancy can only be exceeded by 2 additional infants (aged 2 or under)

Enjoyable stay

Overall we enjoyed our stay at Rectory Barn which we thought was a characterful and charming property. The location close to Stow and Moreton suited us very well and also meant popping out for shopping etc was easy. Great to have a pub within walking distance for a glass of wine and a pint. Lovely sociable kitchen/diner for easy suppers. Lounge was a great size, although for us we found the lounge furniture a little uncomfortable. The 2 main bedrooms are lovely, and the 3rd could be, if the 2 very small single beds were replaced. I can see on previous reviews that we are not the only guests to have fed back on this. My husband and I took the 3rd bedroom and both of us had poor sleep throughout our stay. Our only other gripe was how cold the house felt on occasions, in particular upstairs in the bedrooms. The lounge also felt cold on 2 evenings so we lit the fire which did the job. I contacted the House Manager to report that we were finding it cold and I received a rather curt and badly written message back, basically saying previous guests must have turned the heating down. I then had a second text showing some room temps from “the App”. No follow up to see if we were comfortable or anything, we weren’t impressed to be honest, neither were we very warm but perhaps we are cold souls!

My birthday weekend!!

My birthday was lovely,the property was just the job for the seven of us. We all enjoyed it,plenty of room and all en-suite.We would definitely go again. The Cotswolds was really lovely too,very interesting.Thanks Dennis.

Excellent Chrismas stay at The Rectory Barn

We arrived in the eavening to a warm and welcomming holliday house. Table fully layd for dinner, Chrismas three with lights and decorations in the living room. Beds nicely made up, and bad linnen provided for. It is a lovely house with a nice garden. Broadwell is well situated for walks and day- trips, The Fox Inn, a five minute walk along the stream. Well recommended for families and friends.

Christmas in the Cotswolds

Had a lovely stay at Rectory Barn. Kitchen dinning room perfect for gatherings at end of busy day. Living room plenty space to relax. The one thing I would change straight away is the twin room beds . They were very high metal beds uncomfortable and safety hazard if you rolled over.

Perfect location

The property was perfectly situated to get to the places we wanted to visit. It was clean and comfortable with lots of space. The housekeeper was very helpful when I contacted about the heating which we could not control and sorted this out for us. The only downside was the amount of woodlice, they were everywhere and if we had small children or babies with us this would have been an issue.

Great location, comfy house

We loved Rectory Barn, the bedrooms were spacious with good ensuite facilities. Plenty of wood for the wood burner in the lounge which made it very cosy. We did have to contact somebody regarding the heating upstairs, as it was cold and we couldn't change the temperature at the house. Thankfully, this was dealt with promptly. The bottle of wine was appreciated but it would have been nice to have some milk and local biscuits too!

Beautiful, comfortable house in a great village in the Cotswolds.

I was originally worried about staying having read a previous review where they had mentioned the heating wasn’t great and we were travelling with a 6 week old baby. However, we found the house to be warm and cosy. It is a big house with great facilities. The beds were super comfortable and we all slept so well. We had a meal in the Fox pub, a 5 minute walk away which was a bustling pub with a great atmosphere and food. Broadwell is located close to popular towns and Daylesford Farm and the Cotswold Christmas Faircshich we visited whilst away. All in all, a great family break.

A Little Too Cold For Comfort??

Rectory barn is a beautifully converted barn with high quality fixtures and fittings, most of which are in good repair. Situated in Broadwell it is in a great location and the local pub is handy for those, like us, who prefer to leave the cooking at home. It has a lovely enclosed garden, ideal for the dog, and in the warmer months I am sure it is an ideal property. However, I have concerns about the suitability, especially for older people, during autumn/winter. My concern is that visitors have no control over the heating. At home heating is off during the night and programmed to come shortly before we get up and shower, warm, dry towels make a a good start to the day! For some reason the heated towel rails in the upstairs bedrooms did not appear to work. We tried to adjust the heating but when this failed to work I contacted the property manager who advised that changes to the heating settings could only be made using an app that he and the property owner had! Fortunately there is a tumble dryer to dry and warm towels and the log burner was well used afternoon and evening - bring fire lighters. p.s. I note the barn has a heat pump with underfloor heating on the ground floor. Heat pumps are something I have heard a lot about but have never actually experienced - unfortunately most of the bad things I have heard seem to have been confirmed! p.p.s. I have had to give a yes or no recommendation later on and give a qualified "yes".

The Booth's Stay

We were really looking forward to our break here in the Cotswold's & Rectory barn didn't disappoint. It is ideally placed to access most places in the Cotswold's. The barn itself has everything you need, the kitchen is well equipped, the bedrooms are spacious & the living room is nice & cosy(especially when you light the log fire. I would definitely return in the future.

Beautiful house and garden in charming place

Secluded and beautiful old place in a lovely art of the Cotswolds. Delightful off road circular walk into Stow with fabulous views. Fox Inn nearby was buzzing on Saturday night (bit too noisy and expensive for me!). Kitchen had most things you need (except oven gloves) for cooking a meal and was very clean. Large dining space and comfortable lounge. 3 interesting bedrooms with own bathrooms with plenty of space and quirky features. Garden also lovely with a large table and many chairs. Maybe some seat cushions would be a nice addition? Highly recommend.

Wonderful home and location

We thoroughly enjoyed our week stay at the Rectory Barn. This home is beautifully presented and so well equipped. All rooms were so tastefully decorated and comfortable with attention to detail so evident. The quiet village location is delightful with a short walk to the fabulous Fox Inn pub along a very pretty path next to a stream. The location also benefits from easy driving access to many of the Cotswold towns and villages. We enjoyed a great walk to Stow on the Wold through stunning countryside so typical of the Cotswold area. Having access to a lovely garden with outdoor seating was an added bonus particularly as we had very warm spring weather during our stay. We would highly recommend Rectory Barn and only wished our stay had been longer.

Top class Cotswold stay!

Six family members stayed for a long weekend, and we were each wowed by the impressive quality of fixtures and fittings, beautiful decor, and spacious accommodation. We loved our stay, from the warm welcome on arrival (lamps and heating already switched on, and soft music playing throughout… lovely!), to the walk around the corner to the lovely village pub one evening (log fires, friendly staff and excellent food). Just a couple of tiny additions would have made it even more perfect… an extra armchair in the lounge (the settee realistically only seats four comfortably), and a washing up sponge/dishcloth in the kitchen (to help us wipe down the surfaces and keep it clean)!

Super property in a great location

As regular overseas visitors to the Cotswolds, we have rented many excellent properties in a variety of locations/ villages; Rectory Barn is one of the best and it's in a fantastic location - the local pub, the Fox Inn is one of the best in the Cotswolds and Broadwell is extremely convenient for towns like Stow-on-the-Wold, Bourton-on-the-Water, Moreton-in-Marsh, etc - and there are plenty of hikes/ walks in beautiful countryside to a plethora of picturesque Cotswold villages, and many other local attractions. The property is very spacious, extremely comfortable and very well-presented - clean, high quality furnishings and fixtures - and occupies a quiet and private location. In particular, we loved the spacious, well-equipped kitchen and the large, very comfortable lounge - with log-burner, starter pack provided - both of which combined to provide happy social spaces; and the small snug lounge provides a quiet space should it be needed. The bedrooms are also large, with very comfortable beds and well-equipped; including en-suite/ dedicated bathrooms. We would happily re-book Rectory Barn for future visits.

Great house

We thoroughly enjoyed our stay at rectory barn, and it is truly a beautiful house. The location was perfect distance from lots Of lovely places to visit. The beds were comfortable and it was just a great house for our family to get together. The owner was very good to deal with, and was helpful. The only thing I felt was not up to the same standard was the service from staycotswold, who were not that helpful when I asked for an earlier check-in, it wasn’t possible - which is absolutely fine but when I contacted them to follow up ,as I imagine the owner was very busy, the service was very much ‘it's out of our hands’ and made me feel like we were asking too much. Apart from that I felt the stay was lovely and would happily come again.

Beautiful cottage in village location

Rectory barn was everything we'd hoped for and more. Very spacious, beautifully furnished. Peaceful village location with excellent local pub serving range of food and ales. Close to Stow-on-the-Wold and all Cotswold attractions within short driving distance. Couldn't have wished for a better Autumn break.

Four day break for 4 OAPs

1. There were no instructions of any kind about any of the appliances - including the central heating - anywhere in the cottage. This proved very frustrating indeed. 2. The cottage was reasonably warm in the kitchen but in the sitting room and the bedrooms and bathrooms the heating did not appear to be working at all including the towel rails. Consequently, the aged guests (all of whom are nevertheless mobile and active) were very uncomfortable especially in the evenings and most of our socialising had to take place in the kitchen. 3. When we contacted the agent abouit the heating there was susequent confusion him and the owner about who was meant to be sorting this out. We were given a small electric heater which had little effect and it wasn't until our return to the cottage on Thursday evening (the night before we were due to leave) that the heating situation was remedied. 4. The recycling process within this postcode was extremely complicated and there was nothing in the cottage to explain what needed to be done. These problems were a great shame because the cottage itself had the potential to be an extremely attactive holiday home. However, without remedying the above points we would not wish to return nor be able to recommend it to others. We would ask that these observations are passed on to Stay Cotswold. Thank you.

Nice quiet location

This is a great spot just outside Stow-on-the-Wold, the Fox Inn is a five minute walk away (cosy welcoming pub with open fire, great beer and food served). Easy parking next to Tesco, with a short walk to the centre of the village. Short drive to Moreton-in-Marsh railway station for a direct train into Oxford Quirky layout which works ok, although the childgates on the stairs are fixed and cannot be removed. Cosy lounge with log burning stove. No information/welcome guide provided regarding operating instructions for house/heating/appliances etc, or local walks/amenities, and the phone signal/internet is 'rural' at best.

Fantastic spacious cottage!

We loved our stay at Rectory Barn! The photos online don’t fully convey how wonderfully large all the rooms are, very clean, very spacious and comfortable. A perfect house that we’ll definitely return to. Lovely extra touches on arrival such as the table pre-laid for a meal, and stair gates put on without us having to ask (our youngest is 3 so that’s very helpful!). Totally delighted with our stay and wish it had been longer!

Perfect place to stay

We thoroughly enjoyed our visit and stay to Broadwell. The cottage had (almost) everything that we needed and was very clean and welcoming! What a stunning place and immaculate garden. The only thing missing was mention of personal products like shampoo and soap which we easily bought in the end but it would have been helpful to know prior to a transatlantic flight.

Wonderful week in the Cotswolds!

Fantastic! We loved The Rectory Barn! It was clean, spacious, comfortable, and beautiful! The beds were very comfortable and our family of 7 slept very well. The hosts have done an excellent job updating it and making it a wonderful place to stay. The location is perfect for visiting the well-known, must-see towns of the Cotwolds. Plenty of easy parking, grocery store minutes away, beautiful enclosed garden/yard, helpful and attentive hosts, and gorgeous interior decorating highlight this magnificent vacation get-away. We would definitely stay here again!

A lovely stay

I cannot find much to critique with the property itself, it was perfect for what we needed & there was plenty of room. Gorgeous garden area too. Beds were comfortable. Shower & bathroom options were plenty. Make sure to bring your own toiletries as there weren’t any. Nice touch with the bottle of wine & fruit loaf too. I noticed the wooden beams in the main bedroom were all suffering with woodworm quite badly so may need looking into. The bit that we found frustrating were the instructions on where to park (not out the front - could be made much clearer with a sign saying not parking for rectory barn) and entry in general could be much clearer in the welcome app as well as at the property under “arriving at the property” rather than hidden in other tabs. The codes aren’t in the access the property bit either - we were told we would get a message ahead but this didn’t arrive. Then there were no keys in the lockbox out the front which is where you’d assume you’d enter the property - should have something in there to say that there’s another lockbox out the back too. Small details but would have made getting into the house with kids a lot less stressful. That aside everything was absolutely spot on for what we needed & we would 100% book again if visiting the area.
