Convenient location on the Island, close to the Ferry and a short walk to the shops and restaurants on Marine Avenue.We enjoyed our time at the property.
This is a great property - even better than advertised. Close to the pier and walking distance to everything you need. We visit often and felt this house was a very good price for the size and amenities.
Property was beautiful, roof top building was a surprise didnât realize it was up there, after stay I left some make-up and a mirror and couldnât make contact with property management or send an email or any sort of message!!
We had 11 of us stay at this house, and it was perfect. The location was excellent to walk to the little town, go to the Marina or take the ferry to another neighborhood island. Great space inside the house, including a blow up mattress that we used to not have someone on the pull out couch. Great cantina around the corner with excellent Mexican food and service. LOVED this place! Hope to come back again.
Everything was great Trash was full from previous renter so no where for our trash to go . Since there was a holiday no pick up. the freezer is icing up . It needs attention

Excellent home for large groups. We had 9 adults staying for a long weekend and had plenty of room for everyone. The home is very comfortable and clean. You can't beat the location - 1 short block from the closest restaurant, and another block from the market. The ferry to Balboa is a short walk - super convenient. We would absolutely come back for another stay.
This was a great place to stay with a big family! Great location very clean. TV instructions should be printed out , that was a bit confusing! Other than that it was great.
First of allâŠ. Balboa Island. Boooom. House was great. So many âhang outâ nooks. Perfect for our family of 8 We had 3 month old and new mom loved cleanliness. Decor was cool and everything functional. Even did chef level dinner one night. Perfect.
While this property boasted beauty and an ideal location, I have serious concerns to share. We endured a ten-hour journey, but our excitement waned when we were told on the morning of check-in that the water heater and refrigerator were both out of order.
What's troubling is this wasn't an isolated incident; a review from another guest in June echoed the same issues, with Vacasa offering apologies but no lasting fixes. This suggests a recurring problem that property management might be neglecting.
To address our refrigerator problem, Vacasa supplied two tiny "dorm-style" fridges for our week-long stay, totaling only 9 cubic feetâinsufficient for a party of 10. Dining out became our only option, straining our budget.
Upon arrival, I spent the first 2 hours trying to reach property management to resolve these issues, even offering to pay for a plumber to fix the water heater.
My recommendation for anyone considering this property is to confirm in writing in advance that the refrigerator and water heater are working. Communication with property management appears lacking for urgent needs during your stay.
Balboa Island offers a fantastic vacation potential, but caution is essential to match your expectations.
Spacious home, great location, comfy beds, BUT...
twelve people had 2 mini refrigerators for our 10-day stay! Repairman finally came mid-week but the big refrigerator was not fixed. Management should have replaced it before we arrived. Also, hot water was sporadic. Vacasa wouldn't believe me. Plumbers found the problem on our LAST DAY! We expect an apology and a refund for this inconvenience. Communication with Vacasa is poor because they insist on texting and a different clerk is on the other end each time, often out of state. They don't bother looking at previous conversations to see what's been discussed. Customers are not allowed to communicate directly with the local Vacasa representatives. A poor system! Very frustrating!
We have rented many times in Balboa and were impressed with with the cleanliness, amenities and design of the house, plus a roof deck! . For 2 people, we had plenty of room to roam. This would be a great house for a large family getaway.
Unfortunately, our short 4 day visit was "invaded" by an early version of the dreaded "June gloom", forcing a bit more TV. I know this is a FIRST WORLD problem, but, can rental houses please provide a systematic, coherent printed directions on "how to manage and use" the 3 remote controls necessary for TV viewing? This house had none.

The layout of the home was perfect for our group. We loved the location. The house was newer and clean. The area is so great to visit. It was our first time here.
This is the perfect house for entertaining a large group. The downstairs area is open and quite spacious. They have plenty of dishes, cups and silverware. Got to love the roof deck. The only note is that other than the master bedroom, the other bedrooms are quite small. There is one bedroom that you have to access off the roof deck - fun space but no bathroom up there. They have to come back down the stairs and either go through one of the bedrooms to access a bathroom or go downstairs to the ground floor.
On a positive note the location is great and the floorplan is good for families.
However the property was dirty upon check in; required swiffer cleaning. 10 swiffer sheets were BLACK! Bedsheets were stained (these were replaced thank you) washer was filthy (have a pic) Wi-Fi and cable did not work well. Overall disappointed.
The consensus from my family definitely not worth the expense.
BBQ not working. Notified agency Saturday night. âLocal staffâ came buy on Sunday and again on Wednesday. BBQ still not useable. BBQ replaced on Thursday. Response and solution VERY slow. Kitchen was the most non equipped of any vacation house I have ever rented. No measuring cups or spoons. No grater. Not enough silverware for 10 people.
The property is as advertised. The only issue is the fifth bedroom not having a bathroom attached. This is basically an overflow room on the roof and anyone staying in this room will need to traverse the roof downstairs to the second floor to use a bathroom. The location is great being minutes walk to the ferry and approximately a 10-minute walk to the downtown shops. The fact that the living room opens up with a wall of doors into the front patio is a real bonus. Plenty of outdoor space and eating areas. The biggest drawback was the fact that the unit is somewhat run down. There is obviously not been a significant amount of restoration performed and a little TLC would go a long way. The rental manager did respond promptly with issues including a bed which fell apart and was in need of repair. We also had an issue with the instant hot water for the unit which would at times not heat and require recycling the system to have it turn on. During busy seasons I foresee an issue with parking as on-street parking can be challenging. The unit does offer two enclosed spaces but this is quite tight for two vehicles. Finally I was surprised to see the unit was anything but spotless. In this day and age with covid I would expect the cleaning to be much better. Overall I believe this unit is a good choice as a rental as long as expectations are tempered.
Lovely home located close to everything. Balboa is a great place to vacation.
The house was very nice and accommodated our group nicely. It would have been great to have more information about garbage pickup and how to run the TV in the great room. Also there could have been more garbage bags and toilet paper for the number of guests. Overall a great experience.
The spacious layout of the home was a perfect place for our family of 8 adults and 6 children. The proximity to the ferry, beach sand and the sunny days were a winning combination for our family.
