This house is located in a gated community which is only partially completed. That means many lots are not yet developed, but the few houses that were being built never created noticeable construction noise. This is primarily because the lots are an acre+, and houses are far apart.
This house essentially has three sections: one wing with two bedrooms, a jack-and-jill bath, and a sitting area with a desk, sofas, and TV. The second wing has the Master suite with bedroom, bathroom, and office. The office has been converted into a 4th bedroom, which makes it a bit awkward to use the bathroom (have to go through Master). The third area is the kitchen/dining/living area.
There are tons of outdoor spaces: the front porch overlooking the babbling brook water feature, the back deck, the fire pit, etc. It was very easy to access the Coyote Hill Trail from just around down the street.
The house is probably 20 years old, and although the appliances are very worn, everything was in good repair. The AC unit is a little older, and one unit services all three areas of the house. It worked fine.
The only downside is that the Master Bedroom has two windows way up high without blinds. In the summer, this meant that sun enters the room around 6 AM. Just be aware!
I would highly recommend taking advantage of the VIP service for grocery delivery! The entire VIP team was great to work with, and you can book directly through PagosaVacationHomes.com. We booked through VRBO, so not sure that it makes any difference at all.
