This bed and breakfast is in a super interesting old building. Please know that there is no lift and you have to carry your bags up the stairs. Also know that there isn’t always staff on site.
There is a nice breakfast area with limited options including yogurt, fruit, and pastries. The staff is available to make you coffees or tea. The other odd thing was with the booking. I tried to reserve 3 triple rooms each with 2 people. I didn’t notice that the booking showed 1 person in one room, 2 people in one room, and 3 people in the other room. We all got different sized rooms at different prices. So just double check your reservation with the hotel before you arrive. Make sure they know when you are coming so they will be there to let you in. The hot water in our faucet didn’t really work and the shower is just a hand held one that wouldn’t stay up on the pole. You can ask for a hair dryer if you need one, we didn’t realize this until we were leaving. It is in a great location which made some of these annoyances minor. The staff were helpful and the hotel was kept very clean.

Poor value and terrible access
It was very difficult to get inside when we arrived - nobody answered the bell when we rang and we only got in when a resident came along. When we did get inside we were dismayed by the state of the courtyard as it was very hard to pull our luggage over the extremely uneven surface; and then what made it worse was the steps up to reception!! This was not mentioned in the listing.
Whilst the room was OK it lacked a lot of things you’d expect in any basic hotel. The air conditioning did not function properly in our room.
The only saving grace was that we were quite near the station and were able to walk up Via Maqueda to find somewhere for dinner.
Overall a poor experience for the high price we paid for the room!

Excellent central location, walking distance to most attractions. Spacious and very clean room. Excellent , very helpful staff.
Once inside it’s quite decent and good value for money. A grand old building with very comfortable, well air conditioned and clean rooms. Checkin is a let down, I even emailed ahead to ask for Checkin details and no response. There is a locked door at the street entrance with security code and if no one at front desk you get stranded outside. Could be easily fixed by providing the code on day of Checkin. Aldo be aware there is no staff onsite at night. Besides that it’s great value.
Quirky little hotel in what appears to be an historic residential apartment building. Clean and quite modern rooms with shower and wc. Nice breakfast and plenty of tea and coffee, served in an amazing room with a ceiling akin to the Cistene Chapel!
Located within easy walking distance of the Cathedral, the Royal Palace and the marina. Amazing street market nearby.
Great service; we were late into Palermo and didn't arrive until ten minutes after reception 'closed', but big shout out to Arif who kept in touch via WhatsApp and waited for us to arrive.
I loved every single moment. It was authentic, beautiful beyond belief and more than a value for the price. The staff was very helpful giving me clear instructions every step of the way; from the arrival at Palermo airport and where to catch the transfer to finding the hotel, even shouting my name from the balcony as the premises are ‘hidden’ from the main street therefore safe and secluded. You feel like you are staying in a beautiful palazzo not in a low key hotel and that’s truly priceless.
Hotel Ballaro is gorgeous; walking up the grand staircase into the hotel area almost feels like you could be a background character in Romeo and Juliet. Unfortunately, our room wasn't ready on our arrival, despite having sent our flight information ahead of time, and we were missed receiving the instructions on how to actually enter the building once we found it, but once that was sorted out, we had a lovely stay.

Very basic but clean and safe and comfortable without frills. Staff was friendly, breakfast was a nice bonus and the cool old royal palace was definitely interesting. Location is easy, perhaps be cautious at night but otherwise didn’t feel unsafe.
The hotel's exterior is unassuming, with not much clear signage, but the inside courtyard is nice. The rooms were large and clean, and the external separate bathroom was nicely appointed. For a budget stay, I definitely recommend.
Hotel is a convenient 6 minute walk from the train / bus station. The entrance was difficult to find at first, apple maps said it was around the corner from where it actually was. The staff were super friendly and very helpful. The room and bathroom were clean. Downside: you can hear everything. The rooms are not soundproof as advertised. We could hear people talking in the hallway, the showers in the other rooms, and people entering and exiting the hotel. Other than this, it was an enjoyable stay.
Not my fav hotel and one which has a very odd owner see Google owner replies and the rooms are ok but I would not recommend more than one night /it is near the bus station and trains but the area around it is quite run down / overall I feel u can find better value elsewhere and I won't be back
We arrived in the evening and had a somewhat difficult time finding the entrance as there is no evident sign. There are many stairs and no lift, so travel light. The room was spare but clean and had a wonderful bed and the old palazzo was very quiet. It was all very clean and the breakfast was good and in a most picturesque room.
