Excellent - from booking through exit.. loved every minute

Every moment was pure joy at Twelve Palms. The home is exactly as pictured with plenty of everything you will need. We especially enjoyed swimming off the dock, canoeing to Taylor Bay, cooking in the fully stocked kitchen and swimming in the pool. Area is safe and secure with roaming security. I wish I lived here full time and can't wait to come back.

A Dream Stay in Paradise

We had an absolutely amazing stay at this stunning villa. The property exceeded our expectations in every way. It was beautifully designed, spotlessly clean, and incredibly well-equipped with everything we needed. The view of the ocean from the villa was simply breathtaking—waking up to that each morning was unforgettable. The location was peaceful and perfect for a relaxing getaway. We had a wonderful time and it felt like a little slice of paradise Without a doubt, we will return and highly recommend this villa to anyone looking for a luxurious Caribbean escape.

Beautiful Place to Escape Life Stressors

If you are looking for a place that has everything, this is the place for you. There is access to the ocean, a beautiful pool, and all amenities included. You are also close proximity to the tourist places. We loved being able to be a part of the fun tourist attractions and then escaping back to this amazing home. The owner and manager were so helpful and you could tell they just wanted our family to enjoy ourselves. You will not regret getting this house. Huge thank you for allowing us a place to spend quality time with my family.

Excellent Family Vacation Accommodations

This VRBO listing matches EXACTLY with the real experience. It was perfect. The pre-arrival communication from the host was comprehensive - the property manager met us promptly and was wonderful. This property has everything you need - ample seating in every area. There are towels, pool chairs, dock chairs and water equipment! We loved the grill and the full fridge. The most amazing thing about this house is the view. While in the house or at the pool, you can see the breathtaking water the entire time. It's serene and relaxing and an ideal layout. We loved the Sapodilla Bay location with a 5 min walk to Taylor Bay - this area of TCI is magical and just right. We loved the nearby restaurants of Las Brisas and Little Havana. This was a 10/10 experience and we would be so lucky to be able to return. We felt so safe in this neighborhood and enjoyed this well appointed home. Thank you!

Great place for my family of 5

What a perfect place for a spring break trip with my family. The view is outstanding. Lots of pool/beach toys available for my 10, 12, and 14 year old. Plenty of outdoor space for sunbathing and relaxing by the pool or down by the ocean. The home was very clean. All rooms are oversized, plenty of space to spread out and relax. Taylor Beach is just a 5 minute walk. Or Sapodilla beach was a 5 minute drive or 10 minute kayak paddle away. We are already planning our return to 12 Palms.

Gorgeous house and location

12 Palms was the perfect location to spend a week with our son, wife and 11 mos old son. Gorgeous view, beautiful pool and outdoor seating area, dock with lounge chairs which leads to the amazing beach area. We prefer this part of the island…private and quiet. Short walk to Taylor Bay Beach which isn’t as crowded as others…you can walk way out and it remains shallow…perfect for kids. The house was neat and organized …we found everything we needed. Johanna and crew were amazing…the house was spotless. She answered all my questions right away and even brought me 2 gallons of water for my grandsons formula when I was without a car. She is the best! A stay here is highly recommended! We’ll be back!

Poolside Fun

The house was very well maintained and decorated. The pool is fantastic and the view of the ocean amazing. We spent most of our time around the pool or swimming in the ocean right off the dock. We didn’t bring the grandkids this time but we noticed that Taylor Bay beach, just a short walk from the house, would have been a perfect spot for them. All bathrooms were nicely decorated with stone and tile and showers had great pressure and hot water. Bug spray application was a must in the evening as one of our party had several bites. The house is also convenient to the airport. The surrounding area looks somewhat industrial, but once you are on site the house is very pretty and secluded from neighbors. Check in and check out was a breeze. Our experience was very positive and we would highly recommend staying there.

Great stay!

We had three couples who stayed at this property during the last week. It worked very well for us. Location was great. Taylor Beach which is very calm and secluded is less than a five minute walk. A little longer walk will get you to Sopapilla Beach and it is more lively with different bars along the beach to purchase drinks and food. It is about a 10 to 15 minute drive to the shops and resorts so a rental vehicle is recommended as taxis are pretty expensive. Overall, great experience and communication with property manager was also very good!

Week of Paradise

Recently remodeled, spacious villa was perfect for our multi-generation family trip. So many seating/dining areas options both indoor or outdoor made this the perfect getaway where we disn’t want to leave the property. Grilled most evenings. Loved using the floaties in the pool but also to watch the sunset in the ocean in Sapadilla Bay. Toiletries provided was enough for a week’s stay. Portable beach chairs and umbrella great to take over to Taylor Bay Beach which is a very short walk.

PERFECT 10

There's a reason every review says 10/10. Because that's what this property IS. This was our first visit but apparently it's even better than before since new owners (equally attentive) just renovated and Johanny, the same terrific property manager, is just as responsive as described. All of the accolades are true -- the breathtaking location and views over the turquoise water from almost every room, ideal layout (multiple seating areas to spread out without feeling separated/isolated, and even out-of-the-way space for a 500-piece jigsaw puzzle), seamless indoor-outdoor flow, well-equipped kitchen (we ate out a couple of times but preferred cooking/grilling at the house given proximate grocery store and impossible-to-beat setting), very comfortable beds. Water access from the dock is incredible, crystal clear with softest sand ever and shallow shoreline, not to mention Instagram-worthy sunset AND sunrise views. Jet skis delivered directly to dock. It's impossible to describe every detail but if you want a house in a stunning location, conducive to family time/friends gathering, sun, reading, paddle boarding/kayaking, swimming, relaxing, and stargazing, this is it. If you want Grace Bay resort vibe and nightlife, that's driving distance. Airport could not be more convenient (true 15 minutes.) Perhaps the most convincing endorsement: we booked our return stay before we even completed this vacation. Thank you Amanda and Kelly for sharing this beautiful home!

What a fabulous property! The owners have obviously taken great effort to make this a meticulous experience - from pre-arrival information, easy communications, ease of check-in to the most amazing house we have ever stayed in. Wow. Simply wow. The furniture and decor are brand new and tastefully modern. The kitchen was stocked with every single thing we needed. And the pool and ocean views were unreal. Beautiful view

We had an amazing vacation in Turks and Caicos. Twelve Palms is beautiful and the view out the back of the pool and Sapodilla Bay was incredible. The villa is beautifully furnished and the beds were very comfortable. Johanny, the property manager, was wonderful. It was hot in Turks and Caicos during our vacation, and she met us at the villa upon arrival with Rum Punch and quiche! We had a couple of issues during our stay which Johanny was able to resolve quickly. We appreciated that we had a property manager to communicate with during our stay. We really enjoyed using the 2 kayaks and the 2 stand up paddle boards and spent a lot of time in the Bay. We rented jet skis one day from Tropical Waves and highly recommend them. They were able to deliver the jet skis right to the dock. We did take out from Chalkies a couple of nights and highly recommend. It is very close to the villa and we thought the food was great. The IGA in Grace Bay was easy to get to and had everything we needed. We just loved our week in Turks and Caicos and we thank you Linda for sharing your lovely villa with us.

Relaxing week with everything we needed.

We enjoyed our week at 12 palms. The house had everything we needed. We enjoyed having our own private beach right off our dock. Sea turtles swam by! We went out it the kayaks and sea turtles and rays swam by! We were just steps away from our favorite beach...Taylor bay! We felt safe at all times. We would highly recommend 12 palms and would stay there again!

Breathtaking, immaculate villa on Sapodilla bay

This villa is absolutely gorgeous! Johanny the property manager met us at the villa for check-in with rum punch and quiche and gave us a short tour. The villa was extremely clean and even more beautiful then pictured. The beds were very comfortable and the furniture and decorating were lovely. It was set up perfectly for our family of 6. The outdoor area is just as amazing! The pool was clean and perfect with a gorgeous view and so many areas to sit. The kids spent a lot of time on the dock by the water or kayaking. We rented jet skis one day (Tropical Waves) and had them delivered. Very convenient. We also did a half-day private boat tour and snorkeling with Big Blue Collective which we really enjoyed and highly recommend. We bought groceries at the IGA in Grace Bay and ate out four times. Our two favorite restaurants were Coco Bistro and Vita at Rockhouse. We had dinner at Vita but suggest going for breakfast or lunch for the beautiful views. Otherwise, we stayed at the Villa because it was just so beautiful and tranquil. Linda the owner was great communicating with me prior to the trip and very helpful. The couple of times I reached out to Johanny during our stay, she replied right away and was very helpful. We would definitely love to come back and highly recommend Twelve Palms Villa! Thank you Linda for sharing your gorgeous villa with us and thank you Johanny for taking care of us during our stay!

Beautiful home in idyllic setting

Our stay at Twelve Palms was amazing!! My wife and, along with our daughter, her hubby, and 8yo daughter were able to spread out - plenty of indoor and outdoor space to relax. Covered patio with table and seating for six by pool was a popular spot. The house was clean, nicely decorated, and with comfortable beds and sofas; the air conditioning was excellent/efficient with individual controls in each room. Kitchen was large with plenty of pots, pans, and flatware. The lower deck had four chaise lounges, two double kayaks, and two paddle boards and a ladder to the surf, or beach at low tide. An outdoor storage chest contained life jackets, floats, and beach toys for nearby Taylor Bay which had calm water plus nice sand for sand castles. It was a 5-min walk or 15-min kayak ride away. Two washers/ two dryers were very nice and easy to use - as was the dishwasher. Four beach chairs and umbrella were available for our use. Johanny was an excellent manager; she met us for the checkin and orientation, explaining all features necessary for a great stay. Checkout was easy as well. We enjoyed the location away from the large resorts of Grace Bay, easily reached by our rental SUV but wave-runners were available for rent nearby-just hail them as if they were taxis. The sunrises/sunsets were magical, nice that we could see each from the exceptionally landscaped poolside. Communication with both the owner and the manager was excellent for any questions we had.

Perfect Villa

Our family of 4 with 2 - 11 year olds stayed at this beautiful villa for 6 nights. It was absolutely amazing! The location was great AWAY from the busy hotel area of Grace Bay. It is within walking distance of Taylor Bay but the best part is access to your own private beach and pool. During low tide can build sand castles and high tide just use ladder and get right in the ocean. You can’t go wrong with this property. Johanny met us at the house with warm quiche, cold drinks and face towels and showed us around. The amenities provided were perfect. I’d suggest bring your own conditioner to rejuvenate hair from the ocean water.

Simply the best!

What a fabulous property! The house had everything we needed. When our flight was delayed, our host Linda was very gracious. Johanny met us at the house and walked us through everything. I can’t wait to come back again some day!
