The Price includes:

- EuropAssistance insurance to cover penalties in the event of cancellation of the stay = In addition to objectively documentable and unpredictable health or work reasons at the time of booking, you can cancel and be reimbursed in case of reasons related to: Covid-19 infections, epidemics and pandemics that directly affect you, your travel companion or family member; terrorist attack that hit the place of stay.
- Stay cancellation cover due to lockdown = It protects you and your travel companions in the event that you are forced to cancel your stay in the 30 days prior to the scheduled check-in date, due to the occurrence of Covid-19 epidemic containment measures officially imposed by the Governments/competent authorities.

While floating in the exclusive swimming pool in a super panoramic position, surrounded by a beautiful flowered garden with an elegant, well set-up living area close by, you can gaze upon the immense plateau that stretches out in front, animated by orderly expanses of vines, white cypress-lined paths, cultivated fields and a succession of rolling hills that design the enchanting scenery of the Florentine Chianti in which the property lies, on a hill where the wind blows a continuous, refreshing breeze. Ricciolo is an authentic barn from the last century that has been completely restructured, preserving the original stone ventilation grilles on the windows. Within the original structure, exquisitely preserved but enhanced by modern and efficient comforts, you will find a cosy sitting room with fireplace, bedrooms overlooking dreamy landscapes and a living room with built-in kitchen that extends directly out to the set-up outdoor area, ensuring maximum comfort and usability of all the spaces. Guests can decide between relaxing in this oasis of peace and natural well-being, where they can best appreciate the typical Tuscan countryside or, at the same time and thanks to its advantageous geographical position, visit the main art cities of the region, such as Florence, Pisa, Siena, Lucca and Volterra, the medieval borghi in the area, like Monteriggioni and Certaldo, or the villages of Chianti as well as the castles, churches and abbeys of which the area is rich. The property is located on one of the routes of the renowned Via Francigena and is just a few kilometres from San Gimignano, one of the most famous and evocative historic borghi of Tuscany, protected by massive walls, with its famous towers soaring in the centre, witnesses of an ultra-millennial history: a true masterpiece perfectly frescoed by the brush of nature and the ingenuity of man, in which the harmony of shapes and colours creates a perfect synthesis.
Interior:
The house is set on terraced ground, thus allowing access to the outside from both floors. On the ground floor is the main entrance that leads into the sitting room with satellite TV and fireplace; from here a few steps lead to the sleeping area, consisting of two double bedrooms (one with divisible bed) and a bathroom with shower. On the lower floor is the living room with dining area and kitchen, connected to the outside through a large glass door. This floor is completed by a bathroom with shower and the laundry room, reached down a few steps.

Park:
The property, composed of a park of approximately 1500 sq m and bounded along the entire border by net fencing and laurel hedges to guarantee privacy, alternates areas of manicured lawn and surfaces paved in terracotta and porphyry stone, embellished with brightly-coloured potted plants. The garden stretches in front of the house entrances, opening up completely to the landscape; in front of the French window of the living room/kitchen is a large space in which the seating area and dining area have been set up, protected by an elegant gazebo; from here a few steps lead to the pool area. The property has an automatic entrance gate, followed immediately by two parking areas, one of which is shaded. Not far from the outdoor dining area is a convenient sink and a modern and practical pellet-fired barbecue. Garden is equipped with an eco-friendly misting system against pests (harmful insects) made of natural remedies authorized and registered by the Italian Ministry of HealthPlease notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The beautiful, newly-built swimming pool dominates the garden and looks out over the hilly landscape as far as the eye can see. The rectangular pool measures 3.5 x 8.5 m with a constant depth of 1.50 m. It is lined in sand-coloured PVC and edged with travertine stone. There are five submerged steps for access to the water and there is internal lighting as well as external lighting throughout the surrounding area. Umbrellas, little tables, comfortable sunbeds and a solar shower are arranged in the sunbathing area which is connected on one side to the furnished gazebo and bordered on the other side by a row of young cypress trees that do not impede the view of the landscape. The pool has salt purification and is open from the last Saturday of April until the first Saturday of October.

Pets: Yes, small and medium sized. € 50,00/week/animal. Acceptance of animals to the facility must be previously authorised by the owner upon communication of the number of animals, size and breed.
