The place looks run down, the interior and exterior are unclean and the amount of vagrants roaming the streets outside and in the parking lot made me feel unsafe and uncomfortable so I booked elsewhere

Earlier this month, I received a 24 hours to vacate notice unexpectedly. This caused me great anxiety and little time to move all my belongings. No where for my dog or me to go. Initially I had stayed at a different hotel in town before arriving here. I didn't think the previous hotel was terrible but holy cow am I happy I gave this place a shot. America's Best Value is by far superior. Great price! The room size is livable. I've been here for a couple weeks now Both the rooms and the common areas are clean. Hot water for days! Then there's the staff. Every staff member I've talked to has been remarkably kind, personable, and helpful. As a single female traveling alone as I try to get out from under an eviction- I could not be more appreciative of the relief I have had to feel safe here. I accredit that to the staff members themselves, and for the effort they put into making sure you have a great stay here.

It was awful. 88 degrees at night and no A/C in the rooms. Room was unbearably hot! Ice machine broken. Large group of people sitting in the parking lot between 2 mini vans with the doors open partying at midnight. Felt very unsafe.

Not good the hallway smelled like animal urine, the towels in the room were dirty and it looked like the bed had been slept in already. Toilet wouldn’t flush, the shower knob would hardly turn on.

Checked in went to room. Sheets were bloody stained. Room was dirty. Was not comfortable staying. Hotel refused to refund we left. Our credit card was charged $83 for a $ 52 rate. Do not recommend this site

Rooms dirty, unkempt and smelly. Took 3 room changes to find one manageable. Beddings were stained and dirty from previous use. Had to wait till the next afternoon for housekeeping to wash sheets and comforters so we could get clean sheets. Mattresses were very old and stained. No heating in our room and portable heater available was not working. Tub very dirty and not cleaned; uncertain when it was last cleaned. Housekeeping and one front desk staff worked hard to meet our needs with the limited resources they were provided. Building is run down and needs serious face lift.

You did say "Budget Friendly"

We have stayed at other America's Best hotels and this one did not measure up. Pulling up we thought the hotel was closed until we saw the lobby because the adjacent restaurant (connected by skyway) was out of business and the pool area at the front of the hotel is papered over. *Perhaps you could use that window space to inform your guests what changes are coming? Missed opportunity for advertising.* Our room was 2 double beds with a bath, and I had to fight with door lock Everytime. The chain did not fit the chain guard as it was welded to far. You could see an iron holder, but no iron, the room smelled of mildew, and our AC/Heater did not work.*when I needed to have the key reprogrammed a second time for Room 133, I mentioned the AC and was told, we know--shrug.*. I was traveling with dogs, so I appreciated the pet-friendly nature of the hotel, and I was glad the windows opened so at least we got some cool air into our room, later the heater would have been nice as my kids don't snuggle, they hog the blankets. On the whole, with my key cash, the room + dog fee was still less then the big hotels for a Saturday night, but PLEASE FIX THE HEATER/AC FANS. I can live without breakfast, I need air movement. And seriously do something about the paper covering your Pool area. Printing is cheap, and you could offer a design contest/project to the art students right there at St Cloud State.

Rude front desk

Very Clean & comfortable. No troublemakers around. Front desk was a bit rude but understood to keep vagrants out, but still, bit too sharp considering I PD good money for my room. No breakfast.

Nothing. No ice machine, no breakfast, no hot water (slow trickle), no pool. No air conditioning or it did not work? Refrigerator door won't stay close, had to put my suitcase in front of it. My door card did not work most of the time. Some of the exit doors were locked.
