This property is fabulous but it is marketed through so many "middle men" that is what the owner needs to be careful of. In order to make this booking i booked it via Expedia, however they are just advertisers it seems, because Sykes Cottages are then the agents who email you the confirmation and worryingly take full advance payment despite the listing being "pay on arrival" on Expedia. I logged complaints with both Expedia and Sykes Cottages about the false advertising of the payment schedule but they went unanswered and both didn't care at all. We were very unsure of the value either Expedia or Sykes were adding to the process. Sykes sent us check in details but upon check in several months later, thankfully the property was everything we had hoped for, modern, clean, large enoUgh for our family of four, top quality fixtures, fittings, appliances. (E.g. neff, smeg, sonos) Property had sky box in all rooms, including movies and sports which was excellent. The open plan kitchen and diner were excellent and well stocked with everything you would need to prepare meals and salads etc. You can't use pool at the hotel during term time but thankfully the owner Mr Clarke arranged for us to get special access (again sykes and Expedia) were useless. The local agents seem to be carbisbayholidays and they arranged a welcome gift of fudge, shortbread and juice which was fab. But Mr Clarke, Sykes and Expedia are doing nothing for you except frustrate customers and you deserve better.
