✅ Clubhouse Access: Your host provides a monthly membership card that allows up to 9 guests per day to enter free of charge. Additional guests may purchase a day pass for $20 per person (includes $10 credit toward food at the restaurant).

• Clubhouse: Sun–Fri 7am–8pm, Sat 7am–10pm
• Community pools: 7am–8pm

✅ We use Charge Automation to provide a secure guest portal, which can be shared with your group and adds an extra layer of verification to prevent fraudulent bookings. You'll receive this link after your booking is confirmed.

✅ We hold a security deposit during your stay, which will be fully refunded after check-out, provided there are no damages to the property.

✅ Surveillance or recording devices on property - We use a noise monitoring device; It does NOT record actual sounds or conversations, it simply monitors the noise level (measured in decibels).

✅ We offer options for early check-in and late check-out, subject to availability and fees.

✅ To ensure everything is clear before booking, this listing offers a private bedroom in a shared villa. Other guests may be staying on-site, and while your bedroom is private, some shared spaces (such as common living areas) are used by all guests.

✅ Owners live on the property in a separate apartment and will greet guests to give instructions for the pool pump, lights, grill, and gas firepit.
✅ For security purposes, we require the full names of all guests included in the reservation. Entry cannot be granted without this information.

✅ Unregistered guests are not allowed.
✅ Strictly no pets allowed.
✅ No smoking anywhere on the property.
✅ No parties, events, or large gatherings allowed.
✅ Please observe quiet hours from 9 PM to 8 AM.
✅ Respect the neighbors. Do not park on their property or cause disturbances.
✅ Respect the home. Do not break, damage, or misuse anything. Maintain cleanliness at all times.
✅ A membership card is provided for clubhouse access. It must stay in its designated spot — inside the drawer at the kitchen coffee station — and be returned there before checkout. If the card is lost or not returned, a $10 replacement fee will be charged.
✅ Do not flush toilet paper or any items down the toilet. All waste must go into the trash can.
✅ Do not climb into the waterfall.
✅ Do not move any furniture, including the multi-game table.
✅ Do not place drinks on the multi-game table.
✅ Follow all house instructions and guidebook details. Guests are responsible for any issues caused by not following them.
✅ Community trash pick-up is on Monday, Wednesday, and Friday at noon. Place tied trash bags in the large outdoor kitchen can if needed before pickup.
✅ Use the trash cans provided in each room; extra bags are located underneath the current bag.
✅ Turn off all lights, the pool, and air conditioners when not in use.
✅ Hammocks: one person at a time, for lounging only—no swinging.
✅ Please do not bring or use balloons or water balloons on the property or in the pool. They can damage the pool system and are unsafe for wildlife in the surrounding nature preserve. Extra cleaning or repairs related to balloons may be charged to the reservation.
✅ Game area rules: adult supervision required for anyone under 18. Dartboard access must be requested by an adult.
✅ Check-out: turn off all air conditioners and leave the key in the door or somewhere easy to find, then close the door securely.
✅ Adhere to the standard check-in and check-out times. Early check-in or late checkout requires host approval.
✅ All furniture, appliances, and items must remain in their original locations. Missing or damaged items will result in charges.
✅ Valid photo ID, rental agreement, and security deposit may be required at check-in.
✅ Entry cannot be granted without the full name of all guests.
✅ A fee may be charged if any house rule or policy is violated.
