We spent 4 nights at this property as a getaway week. There were two families with 4 adults, 3 kids 8-12 years old and we could have easily had twice the people. Lots of room both inside and out for the kids to play and adults to relax. The backyard was so great for all of us. We made a fire each night and kids enjoyed the big tree swing. One thing to keep in mind though is that while the house is set on 3 acres, sound travels out there and there are neighbors close by that apparently complained about the noise. I didn't think we were super loud, but also i didn't think it was unreasonable that we were asked to keep it down. Just know that it's not like you're on an isolated property. Location-wise, we found that each day we got out for activities (Manitou, Garden of the Gods, Zoo, Broadmoor), we drove 30-40 minutes to the same general area. So if we were going again and wanted to do all of those things, we'd probably look for a place closer to south Co Springs. But if that's not your bag or you can't find a place closer, this is a fun place. Lastly, the AC went out in the house the last day we were there, which probably would only be an issue the week we were there as it was in the upper 80s. While the home owner was initially very responsive via text, she was unable to get a legitimate AC repair person out there, so we didn't have AC that night. She first sent her teenage son, then a dude that was high and told us outright anything he knew about AC repair was what he could find on YouTube. So he banged on stuff in the crawlspace for a while but no actual repair. A little uncomfortable but not the end of the world.
