Unfortunately the river level was down, so we spent more time in the pool than the river. Frio premier was very accommodating, we had a water heater heater issue one morning, and they were there to fix it within 10 mins of calling. We will definitely be going back.

It is far enough back to have privacy from loud music and river parties but close enough to walk to the river. Each bedroom has its own bathroom and there is even a bathroom outside to use when at the pool all day. The infinity edge is a nice touch. Hot tub heated up quickly and the pool was chilled even in the heat of the summer. A tree hangs over the pool providing the perfect level of shade from the sun. Inside the house there are 2 large fridges which was plenty of refrigeration space for the house. Beds were comfortable.

Reviewer Comments: each bedroom had it's own bathroom, which was amazing! there was no basketball goal, and the pool kept tripping the breaker. property manager came and got the pool working that same afternoon. great stay, great place! river was right down the back of the property, with a rope swing and a shallow and deeper section. we drove a couple of bridges down and got dropped off, then floated right to the back door. was great!

Strait up great house!

The house was well furnished and kitchen had everything we needed. I would think my favorite part of the house was the back porch and pool. Even in the brutal Texas heat, the pool was refreshing after a hot day on the river and our group enjoyed sitting on the porch watching the deer come out to eat at dusk and star gazing at night. I would recommend this home to anyone and we will definitely be back next summer!

The pool was perfect for our little ones who really didn’t want to get in all the way. The outside layout was perfect as well, it allowed us to enjoy everyone’s company (circle). The one thing that I would add is a walk way to the river... that was difficult for the older people.. needless to say they made their way down. :)

Overall we enjoyed the house, however, there were a few things that were annoying:1. Compared to other homes we’ve stayed in, this one had a lot of “locked doors”. For example not having use of the pantry is an inconvenience. Additionally, not having access to the garage was especially annoying. At $1,200 per night, I would think the use of a garage for tube storage and such is a reasonable expectation. 2. Also, not having access to the hot tub for bubbles was a disappointment (really, I think the heat should be made available as well). By comparison, in today’s world even low-end hotels offer the use of a hot tub.
