This was my 2nd stay at a Niche property and it went very well. Having access to multiple laundry machines makes everything very efficient. The staff and manager go out of their way to help make things smooth or fix little inconveniences.
Its alittle out of the way from temple bar etc maybe 6-8 min max by taxi. 20 - 30min walk.
But well worth the stay as its pretty cheap considering how close it is to Temple Bar amd the centre. But the quality of the rooms is perfect for two people. Showers and toilets are really nice loads of space to put stuff and to wash up and cook if needed. Leisure room is really good, big TV, quality pool table and sofas with a chess board. Cinema or movie room has a big Tv and recliner chairs. Very clean and Tidy all round too.
We had such a wonderful time at the NicheLiving . We hosted dinner for our Trinity college students and their friends . The rooftop terrace, laundry room, lichens, flat room were all absolutely wonderful. I will make sure to let the Trinity parents

Property was clean and convenient location. Murphy bed was more comfortable than I expected. Only downsidesâroom is really small and no air con. Thankfully the room cooled down with window open.
I stayed here for one week: Feb 2025. The front desk staff are friendly and helpful, the entire place is spotlessly clean, and the room is incredibly well organized. My room was small - like a very posh college dormđ - but I never felt cramped because the layout and design was so well done. Bed was so comfortable! I highly recommend!
Interesting idea to take the purpose built Studios into "hotel-style" rooms for short term lets, in my case one night. It is NOT a hotel, but it doesnt pretend to be. The studios are well equipped, but the Murphy Bed, when down, makes the rest of the room very compact. Very clean, loved the shower room, but clearly the rooms are designed as if for Student Accomodation - It reminded me of long bygone days at University.
Mustafa on front of desk is amazing. Such an assets. Warm, friendly, communicative and helpful. The place is very quiet and central to Rathmines and a quick walk/bus to the city centre. The rooms themselves are really dark and poky - so much storage that is impractical to be honest - not much hanging space yet so much other impractical storage - I understand why but I think its such a massive waste of space. Also more brighter, warmer lighting. As a traveller it wouldnt be my choice of stay in future, i get again the concept of living but just not really great for short stays.
