Step back in time (literally - the Pioneer bedroom is the original cabin built in the 1870's!) while still enjoying all the modern comforts you love. Grand Oaks Ranch is a 5-bedroom, 3-bath getaway on 22 peaceful acres with a pool, hot tub, game barn, and plenty of space to stretch out.

Unwind by the pool, sip wine at sunset, roast s’mores in the fire pit, or take on your friends in a late-night ping pong battle. Whether you’re here with family, friends, or a wedding party, this is the Hill Country retreat you’ll be talking about long after you leave.

Want more time? We get it. For a small upgrade, you can lock in a late checkout (sleep in, sip coffee, swim one more time) or an early check-in (start the fun sooner). Availability depends on the calendar, so just ask before or when you book and we’ll see if we can make it happen.

SETUP
- The King bed Pioneer Room (the entire original cabin circa 1848) and the double Queen room are off the dining area and share a bath with standup shower.
- The double King bed room is on its own wing, down the hall from the kitchen, with a full bath just outside its door.
- The upstairs King bedroom shares a shower bathroom with the 3-twin bunk room.

Grand Oaks Ranch is a dedicated wedding venue, not just a rental with extra space. We host celebrations for up to 100 guests with ceremony and reception spaces, professional-grade furnishings, and on-site lodging.
Wedding packages are priced separately from the nightly stay and vary by season, day of the week, and guest count. To give you a rough sense of investment:

Weekday celebrations (Mon–Thu, venue only): from $1,950
Weekend weddings (venue + farmhouse, 2 nights): from $7,250
Full wedding weekends (Fri–Sun, rehearsal dinner through farewell brunch): from $9,500

Important: All events require advance approval and are booked directly with our team, not through the standard house booking. Events with 50+ guests require a professional coordinator or planner.

LOCATION
In just ten minutes, you're in the heart of Main Street, about fifteen to the first of the wineries on Rte 290.

OTHER INFO
- Pool heat is available, upon request, for a $100 per night fee. Please give 24 hours notice so it can be fully heated for you. The hot tub is included regardless.
- With the resident livestock on the property, you may see their keepers coming and going to feed and tend to them during your stay.
- Due to the resident livestock, there can be NO PETS allowed, as we cannot risk any incidents.
- DO NOT interact with the animals. Enjoy their presence, but leave them be, as interaction may affect their future behavior. Thank you.
- No self decorating. We can refer you to someone who will properly install and remove decorations, saving you the trouble. Any damage caused by self-installed decorations or their removal will incur a $2,500 charge. Sorry, but too much damage has occurred due to decorations.
- Whenever possible, we love to give guests extra time. To guarantee early check-in or late checkout, we offer an optional Extended Time Upgrade for an additional fee. Please message us if you’d like details — availability depends on the dates booked.
