Setup was great for a large group. Very spaced out so we didn’t feel like we were on top of each other. Rooms had a good variety of beds to appease to each size family. Plenty of bathrooms for everyone. Plenty of kitchen utensils to be had. Having two refrigerators was great and much needed. Nice outside area with plenty of seating. Added a in ground pool which was great (wasn’t on listing or in photos! ). Listing also showed it to have a fire pit that wasn’t there. We brought firewood for it. Communicated with management about where the fire pit was and they said they would check and get back to us, although they never did. Had a few cockroaches around the house but that’s understandable due to homes age. Some messed outside like spilled paint and paint buckets that weren’t cleaned up. One of the beds upstairs is near breaking. Outside stair railing is near breaking (be careful with kids or elderly). They wouldn’t allow early check in or late check out which kind of sucked. Driveway was huge and plenty of room for all the cars. Overall we had a great time and would definitely stay there again.

The structure of the property and apt was good. Both were well stock. The host was attentive and prompt addressing my concerns. The house had dead and alive roac cockroaches. There was also rat droppings in the kitchen sink and cabinet.

We flew in the day of only to have a message when landing that due to pool construction the guest house had no running water. It was very frustrating as we had a group of 23 people (host knew this) and it was difficult to rearrange people to a room as nobody wanted to stay in the 2nd level guest house without running water (this is not attached to the main house). I reached out to the host about being frustrated only to be told sorry for your inconvenience. I was offered no compensation for the bedroom/kitchen/bathroom/livingroom that was not utilized because of the running water. The photos also showed a fire pit, which was no longer there as pool was being installed.The back yard a mess. There was construction debry laying around and pool was not enclosed. We had your children. (Which host knew) that could just walked right into it. Also there was a dead rat floatinf in in.The house was clean, but the floors were terrible. You cannot walk around without shoes in has the flooring is cracked/chipping and bowing. It's obviouse there was water issues. The downstairs closet was floor to ceiling with black mold. To end our 2 night stay, the morning we are getting ready to head to our cruise, construction workers showed up hours before checkout time asking us to move our vehicles so they could get back to the driveway. It's really sad the host didn't offer any kind of compensation for the mess or out of order guest house and no fire pit as advertised. This p

Run Down

This was not a relaxing gathering house we expected so MANY issues. 1) Constant smell of sewage reported it and was told issue with pipes under deck, so the sewer smell was coming through floor. Requested update because this was a health risk and requested a different house if not resolved. They never did resolve the issue. 2) Cleaners were still there at check in time of 4pm, didn't get in house till 5.30 - 6pm. Was told we could hang out in guest house because that was cleaned but it wasn't it was nasty. BeachBox made us send pics to show it wasn't cleaned. 3) Day 1 air conditioner stopped working correctly, we had to wait for Maintenace the next day to fix that and the garbage disposal. Both were fixed and then air conditioner broke again along with now if you used garbage disposal it would leak under sink. Reported again, spend a lot of time the 1st few days waiting around to have things fixed. 4) They advertise game room but reported that foosball, shuffle board, ping pong table were all broke. Along with dart board most darts broke, pool table seen better days but at least it worked. 4) Floors should have been replaced long ago, there dangerous to walk on barefoot. 5) Due to the sewage smell we tried to stay away from the house because several people were getting headaches. Bottom line is we'd never rent this house again the place is unsafe with the floors, and sewage smell is a health hazard. Only issues they resolved was air conditioner after 2nd fix.

Large Older Home

The home is large with lots of space, it is definitely older and creeks and has some challenges but none that got in the way of a good time. If you want coiffed this isnt the place for you, if you want comfortable and can deal with imperfect this is the place for you for lots of people. The game room is fun, the beds were great. Not a TON of bathrooms but enough to do what is needed.We had a great week and would co sider coming back.

Great Entertainment House

The home was quite spacious and featured a variety of entertainment options, including arcade games, a poker table, a pool table, and a ping pong table, along with several lounging areas. There was ample parking space for over 10 vehicles. The detached apartment in the back was a nice feature, as it allowed for remote work without disturbing others. For those planning to cook for larger groups, it might be helpful to bring larger pots and pans, as the ones provided were smaller. Overall, the neighborhood felt safe, and communication with the host was excellent.

1st ever Family Reunion

Overall the house was perfect for our. Smiley reunion m. The family loved the house. There was plenty of places to sleep for the 27 that stayed the night and more than enough room for the 52 total that showed up on Saturday.

I loved this home! The driveway had room for all our cars and the home had room for the kids to play and us adults to relax. Loved the cowboy pool. The pool table was relaxing to use at night and the homes area felt safe most importantly.

What a fun stay

My kids loved that there were two different game rooms as my bigs played card games and pool and then my littles used the arcade games. This place had a ton of room for everyone and I liked that it had the cowboy pool, so we did not always have to go down to the beach. We can't wait to stay here again next year

A relaxing and specious stay for us

We loved this house! This house had enough room for my family/friends and I while not all being crammed on top of each other. We loved the game room areas and hung out in there a lot. The area was also nice and felt safe. Would definitely stay again!

BUGS

When we arrived to the property there were flying Nats EVERYWHERE.There were dead bugs in every bed and the bath tubs.flooring was coming up in many places in the room where the pool table is and to top it off we thought the BBQ pit was usable but it has a big hole in the bottom of it.I rented this property because it was big enough to accommodate my family for my Wedding Anniversary and I’m simply not satisfied.

Not as Expected

Property had regular sewage smell that we reported but was never attended to. Had lights not working in the game room and other places and we messaged the host and they sent people to fix the lights - they came, left to get parts, and never came back. One of the days it rained and there was multiple water leaks in the ceiling coming through the light fixtures, one of the listing pictures shows a hot tub and there is no hot tub, cleaners were late leaving after the 4pm check in, several broken cabinets and drawers in the kitchen, ping pong table is half broken, not nearly enough towels for the advertised amount of people that it can host, floors are warped in many places, darts for dart board are broken, several soft spots on the deck and broken deck board at bottom of the stairs with exposed nails, closet doors off the hinges in the upstairs jack and jill room, no broom or vacuum to be found. I messaged the host Beach Box several times and they were typically good at responding to emails, but none of these issues got physically resolved. I reported all of these issues prior to us leaving the facility and requested a partial refund for our difficulties and false advertising and host said they would have to check with the owner of the property. I have followed up three times with the host and have not heard back about them approving or not approving our request. Overall, this property was not as expected for the price we paid and would recommend this property undergo repairs.

Middle School Spring Trip

This is the perfect place for a large group. The spaciousness of the house was amazing. Kids had plenty of room inside and out of the house to have fun with their friends. Parents would stay up late laughing. Aside from a few structural obstacles, I would highly recommend this house. We look forward to our next trip to Galveston.

Very poorly maintain property

I would strongly recommend not to book this property as it's very poorly maintained. Many many issues : 1. Smelling very badly in most of the bed rooms (sewage smell) 2. Except on non of the bathroom has exhausts 3. Floor wood is coming out we fell down twice and just escaped from injury 4. This property says to accommodate up to 24 folks but no cooking pan at all for even cooking for 3-4 folks. 5. No dishwasher soap, No room Freshner, No Washing machine liquid detergent, Only 4 trash bag were provided 6. Microwave is in very poor condition to heat up. 7. Shuffle board is in bad condition you can't play. 8. Pool table is not balance properly. 9. Sofa is stinking, No single place to sit even 6 families. Good things: TV connection Location Enough toiletries, Towels Bending Enough cutlery (but no cooking pans)

Overnight Stay for Cruise Trip

The house had more than enough bedrooms and restrooms for our group of 9. There was also so much to do (table tennis, old school arcade games, play cards, pool and even shuffle board) that we wish we had more time at the house. We even got to see a bull chase a dog at the neighbor’s house. It was a good start to our trip. Thanks again.
