Pros: Staying all together as a family right on the water was a beautiful experience. We spent each morning on the lanai watching the surfers on Lyman's wave & enjoying the gorgeous tropical fish, rays & dolphins playing in the surf. The sunsets were amazing from the lanai as well. My husband & I slept on the outdoor bed the entire trip. It was amazing. Even during the rainy nights, we were so comfortable & content to be outside lulled to sleep by the ocean waves.We spent many of our days walking to Magic Sands beach. Highlight was when a sea turtle sneak up on us & nibbled the back of my son's leg. A great Hawaii memory for sure. We also enjoyed the small dipping pool & hot tub when we weren't up for walking down to the beach.Cons:Some of the more adventurous in our group braved the lava rocks just below the house to swim/surf. The area is heavy with urchins, they all suffered stings & rock scrapes from their adventures but were happy, nonetheless.The driveway is short & traffic on the road is pretty steady. I recommend backing into the driveway/garage for easy exits. We rented a van that barely fit in the driveway. There is room for four vehicles. Two in the garage & two in the driveway but you will have to play musical cars to get them out. Sometimes having a group member stop traffic was necessary. FIL complained of road noise in the upstairs bedroom on the East side of the house.The house has rust/wear and tear. Didn't bother us but don't expect perfection.
The positives: The view is second to none and we really enjoyed the serenity that came with that... the house was spacious and housed our group of 4 adults, 3 teens and a child well and there were plenty of towels and bedding. The pool was a great temperature and the hot tub was good once we cooled it down enough (the cover does its job well!). We were happy with the pool items supplied, the snorkeling gear, the outdoor games, the kitchen items (including things like oil, salt and pepper etc) and the queen bed outside on the lanai was truly relaxing at the right time of day. Being able to park 2 cars, use 2 kitchens and shower across 4 bathrooms at the same time was excellent too.The negatives: - The screen-doors upstairs and to the pool are either a struggle or are non functional at all and the gnats are next level (the owners cant stop gnats though). The solid sliding doors to the lanai do not have a lock at all and this was a safety issue that left us feeling uneasy altogether. We had seen it mentioned on previous reviews, but assumed it would be rectified, but it has not.- The road is very busy and driveway is short, so you have to stop traffic to be able to open the garage to park and then pull back out.This house has SO much potential and it would only take some minor improvements to make it an excellent property.
The ocean views are spectacular and the location in Kona is great, close to attractions and restaurants. The house is spacious and that second level lanai is the main attraction. That being said, the home itself is older and tired. Repairs and maintenance are sorely lacking, the interior finishes are rocking a 1980âs vibe and the furniture is showing its wear. There is a not insignificant bug problem, mainly because certain doors, windows and openings are not completely sealed or are broken. The house could use a deep cleaning, as it appears the turnover staff does the bare minimum between guest stays. The upstairs beds are comfortable but the downstairs beds, especially those in the room with the bunkbed, really need replacing. The lack of air conditioning in the upstairs main living and kitchen area is disappointing, as that is the main entertaining and living space - sure you could leave the lanai doors open, but then risk the mosquito invasion that will occur. The pool and hot tub need more maintenance and TLC than they are getting. The grounds themselves are beautiful and welcoming. Some guest reviews note the difficult parking situation and trying to get back out onto a busy road - we managed it ok. That is just what comes with getting an oceanfront property in this location. Overall, this property has a ton of promise - it just needs some investment to fix and improve the interior. Full window and door replacement and upgrading the A/C situation would be a good start.
We enjoyed our stay this year at this beautiful home! The house had more than enough beds for everyone and it was clean and comfortable. We really enjoyed listening to the waves crash into the rocks 24/7, very relaxing! We had no idea about the show we got to watch every morning when all the surfers came out to Lymanâs Cove. It was a great treat being able to sit in the hot tub or on the deck and watch them all day long! We already miss this home and will definitely be back!
The location on the shore is perfect! This was a great place for our family group. The lanai was our favorite room almost any time of the day. The local contact was very helpful.The following info is for the managers: Termites in bedroom 3 were eating the boards on the bed so that needs attention. The folding door outside by the water heaters needs immediate attention; the wind almost blew it off. The toilet in bedroom 1 needs attention because itâs wasting water.
The location is good. The road is extremely busy and you will need to have someone stop traffic to get on the road. The carpet on the stairs is disgustingly filthy..it should be replaced! We prohibited our toddlers from using the stairs because we didnât want them touching the carpet.The sliding patio door does not work properly and the screen did not work on one side.I understand this is a rental property, but if you are going to advertise a ping pong table, it should be in working order. The paddles were non functional and the one ping pong ball was flat. We had to move one of the couches to get an object, and it clearly hadnât been moved in quite a while. The bedrooms and bathrooms were fine.Bottom line, this was an extremely expensive rental before they add all the fees and taxes. We expected more.
Outstanding location, right on the water, with great views and a real feeling of being at a private resort. Wonderful features and lay out. Property managers were very responsive and solved a small problem immediately.
The house had plenty of room to accommodate our party of 15 adults. The views off the back lanais are indescribable. Dolphins were a giving us some morning entertainment on one of our mornings there.
We drove a little way down to Hapuna Beach and saw sea turtles. Magic Sands Beach was just a mile down the road and a great little spot. It was never crowded when we went or drove by on our way to our next adventure.

We had 15 family members at this home. The location is amazing- the kids surfed a break right in front of the house. We had a lovely time. The pool needed some help- it was pretty green, but we grabbed some chlorine tabs at Costco and got it nice and clear and usable. Great vacation

Cannot beat the value for staying on the water with a large group - daily sunsets, mornings watching for surfers and fish, close to downtown Kona. We appreciated the rehabbed bathrooms and kitchens - helpful to have the downstairs kitchen as you leave for the day. Bedrooms each have wall unit A/C which worked well for us all. Common area upstairs does not have A/C and depending on the direction of the breeze, can get quite warm and stuffy in the evenings, but overall was manageable. Pool was nice and overall stocking of kitchens and bathrooms was good for the week. We solved the tricky driveway by having one adult out of the car directing us.
Took half a star off because I think the minor issues are easily fixable. The main door to the house does not seal well and I witnessed bugs coming in a few times. I think that wall also is not sealed properly as the bugs we did see appeared to come in through the lower drawers and cabinets.
Some of the outdoor furniture shows wear and tear but you are on the ocean, itâs getting sea spray so that is to be expected. Iâd also note that the two twin bed bedrooms in the basement are good - we ended up not using one for kids under 6 as it had a door directly to ocean and pool. But the other kids bedroom could sleep 4 and did not have a door outside so worked great. Overall beds were comfortable. 3 king bedrooms with dedicated full baths upstairs.
Overall weâd stay again for the value of a multi family property on the water.
Everything was good except my granddaughter left her Apple air pods at the house, we can see they have been found, however i have emailed Cynthia twice now with no response ??? Iâm willing to pay shipping to get them back but NO RESPONSE!!
We booked this property for our extended family adventures (4 teenagers, 4 adults and 2 grandparents) in Hawaii. It was the perfect property - a giant deck that has you so close to the ocean and sunsets, lots of comfy beds and bedrooms, well-stocked kitchen, and easy access to beaches, shopping and airport. Some of the house has been updated and some is dated and pool could use a refresh as well but overall a great vacation property.
We were so pleased with this house for our rare family gathering with our 4 grown kids small grandkids. Perfect porch with Ocean views, plenty of space and home activity as well as perfect location to Island activity.
Only drawback was the parking of 3 cars was difficult but manageable.
Worked really well for our group. Lots of room for the 12 of us. Property is older and could use a few things replaced

Amazing views and Wooton walking distance to Kailua - Kona
The views from this home were unbelievable! We fished right off the Point and saw sea turtles, colorful fish, parrots etc right outside our vrbo. There were surfers every morning. The fresh water pool with waterfall and the outdoor hammocks, ping pong and water toys were nice. With 11 people it was also nice having 2 kitchens and 2 washer/dryers. We loved the outside bed and lenai for meals. The bedrooms upstairs were nice excluding 1 bed which was uncomfortable. Beds downstairs in the triple and the living room were awful. The 2 singles in the back room were pretty good. The hottub was unusable for 3 nights due to an ongoing maintenence issue. Management was responsive and referenced money back after check out, but really, the use of the hottub was what we wanted. Also for spending close to $15,000 for the week, I got a bad vibe that it came with very little TP. dishwasher tabs, garbage bags and paper towel. Overall it was a good experience on our trip of a lifetime. Mahalo!
A Good Stay for a Family of 6 - noise of water and road
We had a family of 6 - ranging from 3-63. Plenty of space for everyone. The areas in the house that had been updated, were lovely. The areas that have not been updated, are - just that dated. That's fine as long as the 'dated' things are in working order. The 'hidden' driveway on such a busy street made for scary exits. The backyard and pool was wonderful - but there's a lot of road noise. The best parts were the upstairs lanai, the waves crashing on the rocks, the ocean and surfer activity and the birds.
Wow, the view! The kitchen is super for large family gathering! Beds on second floor and lanai were better than the lower level. More screens in lower level window would improve ventilation. Great place to relax! We will do it again!
Fantastic location on the ocean. Lots of surfers, parasailers, divers, swimmers, and fisherpeople to observe. Swimming is possible when the waves are diminished. Sunsets can be spectacular. The house backs up to busy Alii drive and caution when exiting by car is strongly advised.
