A highlight of The Olive tree is the balcony experience. It is a lovely spot for morning coffee, evening drinks, and taking in the view over the green surroundings, the River Soar, and city lights in the distance. You may even spot boats passing along the river.

Bedroom
King-size bed, wall-mounted TV, and direct balcony access. Room-darkening shades and extra pillows/blankets are provided for added comfort.

Modern bathroom with a bathtub and a separate shower. You will also find toiletries including shampoo, body soap, conditioner, and shower gel.

Balcony

This puts you in a convenient spot for exploring on foot: many central sights, shops, and restaurants are walkable, and the riverside setting means you can start your day with a peaceful walk along the River Soar before diving into the city.

For shopping, head into town for Highcross and the surrounding streets. Leicester’s historic core is also close by, including Leicester Cathedral and the King Richard III Visitor Centre in the city centre.

On foot: many central sights, shops, and restaurants are walkable from near St Nicholas Circle and West Bridge.

Public transport: frequent buses from nearby stops around St Nicholas Circle/West Bridge for easy trips across the city.

Booking Policy
Full payment is due 30 days before arrival and will be automatically charged to the card on file.
If payment fails, it must be completed within 24 hours or the booking will be cancelled.
Early payment is allowed; card fees up to 3 percent are non-refundable if cancelled.

Guests are not required to pay a damage deposit in advance. However, we reserve the right to charge up to two hundred pounds per stay to the card on file in the event of any damage.

Cancellation Policy
Full refund if cancelled 30 or more days before arrival.
Fifty percent refund if cancelled fourteen to thirty days before arrival.
No refund if cancelled within fourteen days of arrival.
