The Space:

Perched above Mosquito Bay, this spacious two-storey home takes full advantage of its beautiful coastal outlook, with large windows throughout the upstairs living and dining areas framing the ocean views.



The main living area is located upstairs and includes comfortable seating, a TV and a wood fireplace, making it just as inviting for a winter escape as it is for a summer holiday. The kitchen and dining area flow through to the large rear deck, where you can enjoy the sea breeze, outdoor dining and BBQ while taking in the views.



Also upstairs are two bedrooms and a bathroom, while downstairs offers a third bedroom, renovated bathroom, laundry and a peaceful reading room overlooking the bay. The generous layout makes the home particularly well suited to families or groups wanting a little extra space.

The property has retained its original coastal character while being comfortably maintained for holiday stays.

• Bedroom 2 – Upstairs: Double bed with access to the private courtyard

• Bedroom 3 – Downstairs: Two single beds and two drop-down beds

The downstairs laundry includes a top-loading washing machine, with a dryer located in the garage area.



Outdoor Living

The large rear deck is a highlight of the home, offering plenty of room to sit, dine and enjoy the ocean and cliff views. A BBQ and outdoor setting are provided for relaxed meals outside.



The backyard backs onto the clifftop and is fenced. The property has no direct access to the rocks below.



There is ample parking in the driveway, carport and on the quiet street, with enough room in the driveway for a boat. The garage is not available for guest vehicle parking.

Getting Around:

A car is recommended for exploring Batemans Bay and the surrounding South Coast.



Mosquito Bay Café, nearby beaches and coastal walking tracks are within walking distance, while local shops, restaurants and other attractions are only a short drive away. Boat ramps can also be reached within a few minutes by car.



The property offers ample parking, including a driveway and carport, with space to accommodate a boat.
