There is NO tolerance for parties. Any reservation in violation of this rule will be cancelled immediately without a refund and subject to a $1000 cancellation fee.

- The back yard is fully fenced and has a locked gate.

- Please understand there is another Airbnb on the property and therefore a potential for noise.

- This is a duplex home and the OUTDOOR space is shared with another unit, including: Hot Tub, Fire Table (propane), Front and Back yard.

- All of the INDOOR living area is completely your own, and includes: 2 Bedrooms (Queen/Full), 1 Ba (Shower), Living Area (Full Futon), Dining Area (Seating for 4), Kitchen (Mid-size Fridge/Full-size Oven)

- You must be at least 21 to rent.

- There is NO SMOKING allowed inside the house. This includes cigarettes AND marijuana. Please place butts in the available ashtrays outside. You will be fined $250 for violations.

-There is NO tolerance for parties. Any reservation in violation of this rule will be cancelled immediately without a refund and subject to a $1000 cancellation fee.

-Noise must be kept to a respectful minimum from 12AM - 8AM on weekdays (Sun-Thur), and from 2AM - 8AM on weekends (Fri-Sat).

- There is a small parking area behind the house for up to 3 cars.

- Please do not block the driveway for other guests.

- Check-in is strictly after 4PM.

- Please be advised, early check-ins and late check-outs are based on availability and will be charged at $20/hr.

- Please reach out on the day of check-in or check-out for the most up-to-date availability.
