Very clean, recently updated, big nice rooms with nice bedding. This is off a major street so it's quiet. Breakfast is "better than most hotel breakfasts" with a fun pancake maker for the kids. Only minor complaint, they seemed to have scrimped on the insulation from bathroom to room, and the door had a substantial gap to let light and potential noise from the hallway in. However, this was very quiet when we stayed so noise in the hallway wasn't a problem.
The front desk was darling and hospitable when they greeted me. There are nice sensibly furnished rooms. I love the luggage benches that are built in instead of luggage racks. Little things like jacket hooks and fully stocked coffee made the experience lovely. The design was cute too. In the morning there were some low carb and healthy options as well. Excellent experience.

My stay was surprisingly good for a hotel that is somewhat dated and should be refurbished.
My only complaint is that they did not have any gluten free items for breakfast. I have stayed at Holiday Inn Express hotels before and they did accommodate Gluten Free. This hotel did not and that was a serious disappointment.
We had a big puddle by our window bed. No towels until we asked. Stains on top bed cover. Didn't look lol ke room should have been rented. Also had fumes from outside vehicles come in through air conditioner. Had to turn it off it was so bad. No refund offered. Said sorry, they let management no.
If the clerk checking us in would have gotten off her phone to greet us or talked to us instead of the person on her phone who apparently was more important than guest paying. She was still on her phone 1hour later when we went to eat.
Everything was fine, the pancake machine was broken. The pancakes were the reason my kids picked this over Hampton. It was just disappointing that it was broken.

Room clean, public places not so much.
I wanted to love this place.
When we checked in we were told they no longer had the King we reserved but w e could have the "upgraded" Queen double for no extra fee. I did not mention they were the same price online when I reserved. But no problem.
The room and facility were Ok. Room was clean. But the hotel community spaces were kind of grungy. Fingerprints everywhere. Elevator and halls were gross. Room smelled stale and try as we might, we could not adjust the A/C. It ran all night. But still smelled stale the next morning. Again, the room was clean but we didn't want to touch any public places.
