Great stay at Southern Comfort

Overall, I recommend this vacation rental. Reviewer Comments: My family and I recently spent a week in Garden City. Our house was large and comfortable. Our view of the beach and ocean was outstanding. Due to having an elevator in the home, my dad was able to not only see his great grandkids on the beach, but could see the ocean for the first time in years. Towels and linens were provided so it was less for us to pack and wash upon returning home. The water pressure in all the bathrooms was great for showering and no problems with the water temperature.

The location was perfect and even though it wasn’t ocean front the view across the street was stellar since the lot was open. The house was clean and decently stocked. Only issue was that the elevator stopped working and we had to have maintenance come out 3 times but the customer service with Garden City Realty was very helpful. We have considered rebooking again for next year.

Not perfect, but met our needs

Rating Details: The property manager was very helpful. The vacation rental was clean. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Bed/bath setup was great, view and seating from the front deck was perfect! Plenty of seating for dining and hanging out in the main living area, and kitchen had everything we needed, as we prepare almost all meals. However, elevator was jenky, AC was virtually non-existent on first floor, pool lights did not work, dryer did not work, most TVs were not functioning properly, and we encountered a few bugs. Perhaps these issues were due to it being end of season, and hopefully they will be fixed prior to next season. I would not recommend at this time; however, if the above repairs were made, I would consider renting again.

Lots of rust throughout the home, mildew in the bathroom above showers/bathtubs. Kitchen area and living time area was beautiful. Elevator broke down twice. The front 2 decks are unsafe and buckling and my hubby and dad are in the home improvement areas and they said the two decks in front are unsafe and need repair. Please look into that for future guest.

My family spent a week at this house (Southern Comfort) the week of 6/24/25-6/21/25. Overall the space of the house was great for my crew of 13. However, the house has 7 beds and 7.5 baths, but only 2 of us could get a warm-hot shower. The water heater could not manage the crowd. The king size beds had mattresses that were like sleeping on a piece of plywood. Not comfortable. The pool was not clean and very cloudy even though a pool service came 2 days to clean it. The house could’ve been a lot cleaner than it was. The location was great, parking for all our cars was great.

Great House. Poor communication

Overall, I recommend this vacation rental. Reviewer Comments: The house is great and has everything need for a great vacation. However, the dryer did not work. I found out when we tried to use it. When I contacted the Realty Company, I was told there was a part that had been ordered but when it was installed the dryer still did not work. I feel like I should have been informed about this when I arrived. It was not fixed or replaced the week we stayed there. The only option we were offered was to take our laundry to the laundry mat and we would be reimbursed. I did not go on vacation to go to a laundry mat. I was also told there was not a dryer to replace it with but the owner would be contacted to see if a new one could be purchased. I don't know if the owner was contacted or not because I never heard back from anyone.This is a great house to spend my vacation but I was very disappointed in the communication from the Realty Company.

Our October Family Vacation

Rating Details: The property manager was more than helpful. The vacation rental was clean. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The house was in a great location, perfect view and close to the ocean. The appliances are rather dated. The freezer door pops open when you close the fridge so make sure you check that!! The ice make makes about 12 cubes a day!! The outdoor furniture is mostly broke, with the exception of the loungers by the pool. Almost all the chairs were cracked and/or broken. We called maintenance for the elevatore but ended up fixing it ourselves. It's VERY slow!! The floors were dirty too. We got some cleaning stuff and did it ourselves but the sand must blow in from the beach! It was endless sand and grit! The beds are very uncomfortable too! But we managed to have a great time in spite of the little annoyances!!

Excellent Location and a Great House

Overall, I recommend this vacation rental. Reviewer Comments: We really loved the house. I had to call maintenance a couple of times and they were there quickly and took care of the problems. The pool was well maintained and cleaned during our stay. The staff of Garden City Realty were excellent. The area is great because it is close to everything we did while we were there. The biggest problem we had were the mattresses in the house. They are all older mattresses and some were sagging but they were all uncomfortable. It would be nice to see them upgraded for a comfortable nights sleep. Sometimes the water wouldn't stay hot when several people were taking showers. The house was great but upgraded mattresses would make it excellent.

Great place

This is our third time in this house.....but the neighbors on the right side of the if you are looking from the street were a nightmare. They yelled, screamed, and played LOUD music at night. The last night they were still at at 3 A.M. we called 911. Nothing was done. after the police left they shouted over and over,F...you neighbors. They were under our porch doing whatever and then something hit the side of the house. The noise was deafening. We called 911 again but they wouldn’t answer the door so that was that! We found out they were friends of the owners, so I doubt we will stay here again. We have a small child that did not need to hear those words!

The property Southern Comfort was not clean even though I had requested it to be clean prior to our stay. The property needs some TLC (ie. Dirty on the outside(needs power washed), the walls had marks on them as well as some holes( needs painted and patched). The location was great for being considered second row. The kitchen was completely unorganized and needs improvement. Bedspreads and Mattress pads we dirty and need replaced.

Large and roomy

Rating Details: The property manager was adequately helpful. The vacation rental was somewhat dirty. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The house had plenty of room for our large group. The decks off of most of the bedrooms, and living area, were great. There is an unobstructed view of the ocean from the main deck. There were nice rocking chairs on the decks. The furniture in the house was pretty nice and in good condition. The beach access was close and very convenient. The pool area was nice. There were several issues though. When we arrived the pool was dirty and full of debris. We had to make multiple phone calls before it was taken care of. We couldn’t use it the first day of our trip. The house itself could use some TLC. The main refrigerator was dirty and had a broken drawer, on top of being pretty small for a large house. There is a secondary dorm size fridge on the lower level. That didn’t make up for the problems with the main one. The bathrooms were all pretty dirty and could use new shower curtains (pink mold on the liners) and some intense scrubbing. The 3 bathrooms with bathtubs had dirty tubs due to soap scum etc, plus black mold on some of the shower knobs. We had babies on this trip that we were reluctant to put in the bathtubs bc they needed attention. The bathrooms looked like a good intense cleaning is in order. There was a good amount of sand on the living room floors when we arrived. We took the vacuum out right away trying to clean some of it up. The kitchen was also on the dirty side. You don’t want to have to scrub and clean someone else’s filth on vacation. We paid a lot of money for a weekly rental. You pay a cleaning fee too. The lack of cleanliness was unacceptable and disappointing. We had a nice vacation. There is room for improvement in this house. We don’t feel like we fully got what we paid for.

Love the beach, not the house!!

Overall, I do not recommend this vacation rental. Reviewer Comments: We have stayed in lots of rentals over the years and this was by far the dirtiest. We walked in and the dirty laundry was still there. Most of the beds missing sheets, floors and countertops were sandy, hair in the showers, missing basic toiletries and mattress covers heavily stained. Clearly no cleaning had been done. Cleaning company brought sheets and toiletries, but we were already there too late to bring in cleaners. Just so unfortunate that we were having to clean as much as we did for as much as we paid.
