Not having been in other hotels in the area, I suspect that the quality of Dunes Suites was equal to a lot of the other places around. It was clean, other than some cobwebs in the corner. I liked having access to the beach from the back door. We were on the bottom floor, so we didn't have a view of the ocean but I'm sure that is a plus for the upper floors. It was quiet once we were inside, which is saying something because it was biker week. The sheets and towels were clean. The doors, however were broken. The back door only had a chain because the lock didn't work. This prevented us from using accessing the beach from our room. The front door was difficult to close, but it did lock. There is not much parking and the overflow lot is across the street (not ideal for bringing your luiggage in and out). It could have used a fresh coat of paint inside.

When we checked in, we were disappointed to find that the “ocean front” room we booked was not actually ocean front—it overlooked a large dune, a cell phone tower, and had a bright streetlight shining directly into the window. We asked the front desk if there was another room available, and they moved us to the other side of the building. While this second room did have a proper ocean view, the cleanliness was below expectations. There was hair on the shower curtain, toilet paper stuffed in the peephole of the door, sticky and sandy carpet, and a kitchen tile floor that clearly needed a deep clean, with visible residue from years of use. We paid $598 for a two-night stay in September, and given the condition of the room and value for the money, we will not be booking here again.

I love that it’s ocean front, the kitchenette and bathroom looks updated. Even the balcony is clean and nice. Love that it’s non-smoking. Beautiful view of the sunrise. Very close to the boardwalk. Staffs are very friendly and helpful. Love that we were able to check out at 12Noon for free. Would definitely go back to this place.

We had a great stay at Dunes Suites. The staff was lovely and very helpful. The room was clean and the kitchenette was great especially if you are traveling with kids! I would definitely stay there again!
