- No parties or loud gatherings, as this is a peaceful, family-friendly neighbourhood.
- No outdoor shoes to be worn inside the property.
- Clean pet paws in the porch.
- Please treat the home with care and respect quiet hours between 10 pm – 8 am.
- For stays longer than 7 days, additional weekly cleans are available at £65 per clean.


Booking Policy
- Full payment is due 30 days before arrival and will be automatically charged to the card on file.
- If payment fails, it must be completed within 24 hours or the booking will be cancelled.
- Early payment is allowed (card fees up to 3% are non-refundable if cancelled).

Cancellation Policy
- Full refund if cancelled 30+ days before arrival.
- 50% refund if cancelled 14–30 days before arrival.
- No refund if cancelled within 14 days of arrival.
