Wonderful house with all the amenities you could ever need. Full kitchen stocked with all items. Fenced in property makes this great for kids and pets. The pool is also a great feature! We stay at this property at least once a year, if not more and it’s our go-to spot.

We had a great experience . House was great love the 2nd floor layout . Pool was perfect and outdoor spaces for the kids was great. .neighborhood was great and beach access was so easy . Had definitely stay at this property again .

Overall great - lacking a few things

Beautiful high end furniture on main floor. Beds were comfortable. Lacking a hair dryer and iron/ironing board I expected to have. Cabinets empty and could use a little added decor and pictures to the home to warm up. All pool floats were broken and patio furniture was worn. Great having a pool and golfcart- although tires were bald althouhh tires were bald.althoughfurn

Identity crisis,but nice

There are pros and cons about this house. All of the previous reviews were very good ,but not specific. The pool while very nice, is in the front yard. This was only a bummer because of construction going on across the street and delivery and trash trucks. This is a reverse floor plan house. So when you walk into the front door, there is just a lot of doors to open . The primary bedroom was very nice . The bed was comfortable.And the bathroom was great. Really good water pressure and lots of towels and washcloths. Then you go upstairs to the living room, dining and breakfast area. This was the prettiest kitchen I’ve ever seen in a rental. It’s a big beautiful room and screened-in porchThe living room area was absolutely set up for watching TV. But, there is no powder room upstairs. So every time you have to go , you have to go up and down stairs. That’s just bad planning. And no fun when you have little dogs that want to follow you everywhere and cannot do steps. Also, there were no lamps upstairs, just overhead lighting. Last and least of all, bring trash bags, dishwasher pods, toilet paper and paper towels. The very minimum was supplied. My dogs loved the yard. The entire yard is fenced- in. So they had lots of space to sniff around. And the neighborhood was great for takings them on walks.

Very nice house

We loved the property, it was perfect for our family and our animals. The property is completely fenced in for the dogs and the cat loved all the windows. The kitchen/living room area is so nice. Tons of room to eat and lounge. The pool is perfect! We spent a lot of time in the pool. We loved our stay! Highly recommend!!

Great place to stay

We enjoyed our stay at the property. The home was clean and the pool was amazing. Our family loved hanging by the pool in the evenings. Our kids loved having the bunk room. Checking in was easy and the property management was there if we needed anything. The home could use a few more pans and there weren’t any flat sheets for the beds, but we made do without them. Overall, we would stay at this home again. Having the golf cart made the trip to the beach easy, but the walk wasn’t bad either. Some of our group would walk and not ride because it was close enough.

Great Family Vacation House

The Dune Allen Beach House was great stay for our family. The house was clean with plenty of amenities. There was plenty of beach chairs and toys for use. The golf cart made it very easy to get around the area. Communication with the Owner was very good and prompt. Would recommend for families.

Amazing house near the beach

This was the perfect spot for myself, my daughter, and five of her friends for spring break. The house is beautiful and has some unique stylistic features that make it an inviting space. There are multiple spots inside and out to hang out. Other key factors were the proximity to the beach, private pool, and golf cart. I highly recommend!

Great location & house

We had a great stay at this home! We loved the neighborhood and being walking distance to the beach. The golf cart was great to have for getting around. The kids liked the bunk room, and we loved the pool (we paid extra to heat it since the weather was cold). We also enjoyed the size and privacy of the property which was nice for our dog. Our kids loved the bunk room, and the main living area and kitchen were very nice and comfortable. The kitchen is fabulous. 10/10 recommend this property!

Just amazing!

My husband, myself and 3 of our closest friends just returned from the most amazing stay at Ryan’s place! Like many other reviews said, all the bedrooms were downstairs and we enjoyed them at their weren’t tvs in the rooms because it forced us all to get upstairs and spend time in the living room together! You can’t beat having your own private pool. The bed swing was super relaxing. Ryan was very attentive if any issues arose (ours were very minor) the golf cart was a nice bonus to not have to walk to the beach however I enjoyed morning walks in the neighborhood looking at all the other homes that were just as beautiful as this one. Seriously can’t say enough good things. The location was perfect! You won’t be disappointed!

Very Nice! Finding Negatives Are A Real Stretch

Sorry folks...I know many of you want to hear the negatives but I don't have any to provide. Nice pool, golf cart provided, clean, and even when we had to walk it was only .3 miles to have feet in sand. Kitchen is fantastic and eating areas were a plenty. Fridge is a Sub Zero and range is a Wolf...top notch stuff. Even the gas grill worked great. Huge outdoor sitting areas, an under the porch swing, and screened in porches. We had Mom/Dad and our three adult children and two of them brought friends (total of 7 adults) and we never felt crowded or cramped. Beach access is directly at end of street and Stink's is a bad name but really good food and directly across from beach access if you craze a frozen beach drink. If we wanted for anything it was a couple of mixing bowls and a pitcher for making lemonade/ice tea. Maybe a box fan for the bunk room (6 bunks) as it is small and got a little stuffy. Like a said...a real stretch on the negatives. Lastly...if I texted the Prop Manager I got a reply within 10 min multiple times. Book it and enjoy!

Fun in the Sun

The home was lovely and Ryan the manager was easy to communicate with and attentive. We found the home very clean and ready for a nice week at the beach! Our stay was exactly as hoped and the home was a great experience. Would definitely recommend to anyone looking for the Dune Allen area. The Pro’s: Pool is great, golf cart (sort of a haul to the beach without it), master suite was nicely appointed and bed was comfortable. The upstairs kitchen/dining/living room wonderful for large groups, the home is mostly kid and dog friendly (the gate at the top of the stairs is a great feature for kids and dogs!). Something for renters to be aware of - the public beach access closest to the home is VERY small and crowded as it’s technically mostly private beach access only. The public section is postage stamp sized. Would suggest going down to the fort panic/west Allen loop access point to get a beach setup - this is why the golf cart is so helpful. Parking at the access is tricky and hard to come by even with just a cart. Suggestions for the home: basic cleaning items like a broom, vacuum, counter cleaner. Check advertised amenities in the home to confirm they are there, ie hair dryer, iron, etc. some guests plan accordingly when packing. An owners/managers book for the home would be helpful, with check in/out rules, area tips & suggestions. Would be nice to have a TV downstairs - as a couple renting the home we found we spent very little time upstairs unless eating.
