Our party of six (partner plus extended family) booked this property both because it was in the path of totality of the eclipse and because of its proximity to the railroad tracks. (My partner is a railfan who has his own YouTube channel.) None of us were disappointed.
The property is an early 20th Century bungalow that has been beautifully restored to its original glory (and then some!). The decorator's taste is absolutely divine, with a wonderful blend of mid-century bright colors and pastels. In addition, the living room and downstairs sitting can be easily turned into sleeping accommodations for additional guests in your party.
It's in a quiet, peaceful neighborhood with friendly residents, plus a wonderful cat named Marcie who lives right next door. The house and yard are immaculately maintained, and there were even fresh-baked chocolate chip cookies waiting for us when we arrived.
I would particularly recommend this location for railfans. In addition to the tracks being within easy walking distance (even for my partner), good shots of trains can be obtained from the large, unobstructed windows in the sitting room, in case of inclement weather.
Only two minor beefs: The front door lock can be a little fussy, and the only bathroom is located downstairs.

We had a great stay at this beautiful little cottage! Samantha was great with quick communication and with our check in process. She checked on us frequently to see if we needed anything. We will definitely be returning to enjoy tipp city to its fullest:)
The house was beautiful and right around the corner from downtown Tipp City! We walked to restaurants and shops every day and the host left us great recommendations. Communication was awesome and I would be happy to stay here again!

Every little detail was thought of. We enjoyed the train. We grew up living near a train track. It was nostalgic for us. But if the train bothers you simply download a sound machine on your phone for night time. We would stay here again if in the area. House was very clean and well laid out.
Walk to downtown for shopping and eating. Quant area, near park and hiking trail. Easy drive to Troy which is another quaint area. Comfortable bed and sofa. Large TV great Internet just all-around enjoyable. I wish I could live there.
We rented this property to house bridesmaids for our daughters wedding in early June 2023. The property was the perfect size and in a great spot to reach local attractions in downtown Tipp City. The girls loved the space and it allowed them to assist our family in having a wonderful wedding. The host provided a wonderful sense of hospitality and we could not be more pleased. Thanks for making the wedding week a great experience for all!
My husband was here for business and our 2 year son and I stayed at the house while he worked. He loved watching the trains go by. The house has a cozy Boho feel. It was easy to get in l, the beds were comfy, nice wine open and cocktail glasses.
We took a walk down down and checked out some shop, the toy store and a boutique. Everyone was friendly. We ate at Harrisons and Coldwater Cafe. They were both good. Jason really enjoyed the mussels at Coldwater Cafe.
