I'elegantissimo and comfortable three-room apartment of c. at 80 square meters It is located on the mezzanine floor in a Venetian district of Castello district, one of the most prestigious in Venice, at 200 mt. c. a from the basin of S. Marco and immersed in the greenery of the Venetian park "I Giardini".
The apartment can be easily reached on foot and with luggage following the Giardini-Biennale waterbus stop on line 1, 4.1 , 5.1, 2 and Alilaguna without crossing bridges; it is 10/15 minute c. a walk from Piazza San Marco through a singular walk along the basin S. Marco for riva deli Schiavoni
Practical and elegant, it is furnished in a sober manner, but is generous in the spaces, as well as the large kitchen with counter equipped with electric oven + 4 gas burners, sink + drainer, dishwasher, fridge, microwave and various accessories. It can comfortably accommodate up to 5 people, is equipped with a crib cot, has a large bedroom with double bed by cm. 170x200, another double or twin bedroom, a living room with a double sofa bed, a square table that can be extended by 5 people and a kitchen. It has a dressing room with washing machine and broom and a cozy bathroom with hydromassage shower and bidet. It has a private courtyard + an internal room that can be reached both from the court and from the bathroom, through a sliding door in frosted glass, equipped with a second bathroom with WC + bidet and sink, and the eighth bed, made from a chair-bed.
It is equipped with central heating, air conditioning, TV and WiFi.
The owner, by agreement, is available to accompany you on a trip along the canals and the lagoon to discover the local beauties, with its own Venetian motor boat. Reservations are accepted for a minimum of 2 nights. For those booking from 5 nights up the boat tour is free.
for arrivals after 20.00 (08.00 PM) a charge of € 50.00 will be applied and after 24.00 (12.00 PM) a charge of € 100.00 to be paid to the owner at check-in in.

Experience Venice like a local

Luciano and Lucy's ground level flat was an excellent home base in a quiet residential area close to a park, a water bus stop, and some excellent restaurants. There was plenty of space for our family of 4 and we enjoyed the cosy feel. There was a stale odor that aired out after leaving the windows open for a day - possibly because we visited in the off.season and had been the first guests.in a while.

Great Stay

Perfect spot for a more local experience

We started our 2-week trip around Italy at Luciano’s place and it remains our favourite experience. In addition to plenty of space for two adults and two teens, and a well-stocked kitchen and bathrooms, the location provided a unique local experience in a neighborhood away from the crowds. Luciano provided excellent directions, met us at the ferry, walked us to the apartment and provided local restaurant recommendations. Highly recommend!

The owner, Luciano, was very kind. We were in constant communication with him prior to our checkin. He even greeted us at the boat stop and helped us to check in. We were slightly underwhelmed by the property. It was clean, and basic, yet it smelled damp, even bed sheets felt rather "damp" to touch. The hand towels and bath towels were rather strange material that lacked the softness that we are used to to. The neighborhood is rather quiet and away from tourists.

Nice place in Castello

It’s not in the heart of Venice so much quieter, but not too far to enjoy walking there. Beds were super comfortable, so slept well. One room a bit small to navigate comfortably around the two twin beds. The other room is quite large. Big well equipped kitchen, though using the oven tripped the breaker and was unable to get help from host.

Amazing Venice stay!

This was a great gem to stay at in the Castello District in Venice! It was very clean, organized with anything you need, & good size. There were 5 of us & it was perfect for our stay! You can easily walk to the other areas, which allows you to see all the beauty. Luciano was an excellent host & was great with communication. We took his private boat tour to Murano & Burano, which I highly recommend doing. If I were to come back to Venice, I’d stay here again.

We spent two nights in Venice and Luciano was very quick to reply and have suggestions for transportation to the apartment. The apartment is a typical small Venetian space. It is actually and 1.5 bathroom and not 2 full bathrooms.

Couldn’t have been worse!

Description was totally deceptive! It was dirty, only 1 bathroom, 1 shower and no tub, no AC (had a swamp cooler), the smell of sewage and mold was overwhelming, host spoke very little broken English so communication wasn’t possible, internet service was very poor, TV/satellite didn’t work at all until my husband fixed it. No safety information was provided. The list goes on. We left after 3 long nights and was not offered any compensation for the 6 nights we didn’t stay. Totally unacceptable!

Overall, the apartment was nice and clean. Location was great. Our only complaint is the smell. The whole apartment was very musty smelling when we arrived. During our stay the smell did not improve it only got worse. During one of the nights, it smelled VERY badly like sewage. I realized the next day there was an open drain with sump pump right in the entry way. I would suggest adding another doorway to close off the apartment from this sump pump. Might improve the smell.

We had such a wonderful experience. The location was perfect and the host was gracious and accommodating. The host gave us wonderful recommendations of local places to shop and eat. They recommended places to visit, and also offered a boat tour that was incredible. It was one of our favorite spots in all of our travels!

Very happy with out choice of accommodation in Venice. Lots of space for a family of 5, clean and bright. Great location. The check in process could be made easier by offering self-check in to avoid payment of late arrival penalty.

Lovely, quiet apartment

We loved this place and wish we could have stayed a week! Obviously recently renovated with very nice fixtures. Clean and lovely. It was a quiet street, with vaparettos conveniently located. Perfect for our family group of 5 (parents + 2 teens + grandma). Just delightful.

Perfect Family Venetian Vacation

Family of 5 (teens and one pre-teen). Close enough to easily access the high traffic tourist areas but far enough away to experience some local culture, some quite and the beauty of. Venice. Check-in was easy, meet at dock and escorted to residence. Will hopefully return in the future.
