Casa Abide House Rules

Thank you for choosing our home. We want every guest to have a comfortable, relaxing, and respectful stay. By booking this property, guests agree to comply with all house rules listed below.

1. LOCAL GUEST POLICY
If you are a local resident, please reach out prior to booking. Unauthorized local bookings may be canceled at our discretion.

2. QUIET HOURS
Please keep noise levels to a minimum after 10:00 PM out of respect for neighbors and surrounding properties.

3. NO PARTIES OR EVENTS
Parties, events, gatherings, or unauthorized visitors are strictly prohibited. Only registered guests are permitted on the property unless pre-approved by the host.

4. NO PETS
Although our home is usually pet-free, we understand special situations arise and may be able to accommodate certain pets with prior approval. Unauthorized pets may result in additional cleaning fees and/or cancellation of the reservation.

5. CLEANLINESS & COMMUNICATION
Guests must provide a valid working phone number prior to check-in. If anything regarding the cleanliness or condition of the property does not meet expectations, guests must notify us within 2 hours of arrival so we have the opportunity to address the issue promptly.

6. NO SMOKING OR OPEN FLAMES
Smoking of any kind is strictly prohibited inside the property. This includes cigarettes, cigars, e-cigarettes, vape pens, marijuana, and similar products.

Open flames are also prohibited, including candles, incense, sage, fireworks, or any other combustible items.

Violation of this policy will result in a minimum charge of $200 per day of the reservation, plus any additional damages or odor remediation costs.

7. MAXIMUM OCCUPANCY
At no time may the number of occupants exceed the number listed on the reservation or the maximum occupancy limit of the property. Unauthorized guests will incur a fee of $100 per person, per night, and may result in immediate cancellation of the reservation without refund. We take occupancy limits seriously to ensure safety, insurance compliance, and the comfort of all guests.

8. CHECK-OUT TIME & LATE FEES
Check-out time is 11:00 AM unless otherwise approved in writing.

Unauthorized late check-outs will incur a $50 fee. Additional fees may apply if delays impact housekeeping or incoming guests.

9. EXCESSIVE CLEANING
Guests are expected to leave the property in reasonable condition. Excessively dirty units requiring additional cleaning beyond standard turnover will incur extra cleaning charges. Documentation may include photos.

10. EXTERIOR SECURITY CAMERAS
For the safety and security of our guests and property, exterior security cameras are installed outside the home. Cameras are used solely for security and monitoring exterior areas only. There are no cameras inside the property.

11. LOST & LEFT BEHIND ITEMS
Please double-check the property before departure. Items left behind that guests wish to have returned will incur a $50 handling fee in addition to shipping costs. While we will do our best to return items promptly, we are not responsible for lost or forgotten belongings.

12. GUEST LIABILITY
Guests are financially responsible for damages, excessive messes, policy violations, missing items, fines, or costs incurred as a result of their stay. If a rule violation results in compensation, refunds, discounts, or relocation costs for another guest, the responsible guest will be liable for those expenses.

13. FUTURE BOOKINGS
We reserve the right to decline future reservations from guests who do not respect the property, neighbors, or house rules.

14. PROPERTY ACCESS & MAINTENANCE STAFF
By booking this property, guests acknowledge and agree that the owners, landscaping staff, maintenance providers, and housekeeping/cleaning team may need occasional access to the exterior areas of the property and/or garage area during their stay. This may include routine property care such as watering plants during the summer months, lawn and landscaping maintenance, exterior upkeep, or other necessary property services.

Whenever possible, these visits will be kept brief and respectful of guest privacy. Guests understand and agree that the presence of authorized workers performing routine property care is permitted as part of staying at the home.
Failure to follow these rules may result in additional fees, cancellation of the reservation without refund, or removal from the property. Thank you for treating our home with care and respect. We appreciate your cooperation and hope you enjoy your stay!
