The space
Comus Sky Farm is a 2-level country estate built in 1973. The views are of forest, fields and Sugarloaf Mountain. Apart from the occasional sounds of dogs barking, gunshot (in season), & air traffic heading to and from DC, it is extremely quiet and private.
Guest access
Guests have access to their suite and all of the property/land except the main house, garage, and farm equipment areas.
During your stay
Hosts will meet guests upon arrival whenever possible then keep to themselves preferring to communicate via text.

Early check-ins & late check-outs are not permitted primarily because of Airbnb’s liability policy; however if it is clearly conveyed on this platform in the message thread, & approved by us, it’s all good.

A friendly large breed dog roams at will yet can be penned if required.

Our space is located deep in the countryside. Though we treat the exterior to keep out pests including insects and mice, this is a reality of nature. Our space may not be a fit for those who are extremely phobic of these and other wildlife.

Guests should be aware that the forest is home to many creatures great and small. Some of the tiny ones may get into the house from time to time. NO REFUNDS will be granted because someone encountered or heard a bear, coyote, fox, spider, fly, wasp, a mouse, rat, or a snake, etc. There is no extra charge for the full nature experience!

A signed liability waiver for use of the E-bikes is required for each operator.

Trails, property boundary line & pasture signage is in place.

Please respect the boundary lines to avoid trespassing on neighboring lands. This is important as game hunters are territorial creatures and we don't want you getting shot!

NB: As this area can be unpredictable for the weather, there is a possibility of serious storms or power outages. We do not offer weather related refunds outside of our cancellation policy so you may wish to purchase trip cancellation insurance for your travels in case you do need to cancel last minute.

We HIGHLY recommend purchasing trip insurance to safeguard against unexpected events before or during your stay. Once the non-cancellation period begins, having this coverage can be particularly beneficial. You can purchase trIp insurance through the booking platform.

In the event of snow/ice conditions, a 4WD vehicle is suggested to navigate the long and hilly driveway to your stay. An ATV is available to collect you, any pets and luggage at the front entrance, if necessary.

Hunting is permitted of wild turkey, deer, dove, geese, rabbit, squirrel, coyote, etc. - in season only - and in compliance with Montgomery County, MD’s strict regulations. Schedule available upon request. Valid hunting license, written permission from host, signed waiver and certification (proof) of all/any weaponry required. All remains following kill/dressing must be disposed of in a responsible manner, into the woods and inaccessible to resident domestic animals on property.
