For the price paid under £30 per room and a sea front location not much to complain about. The room was clean but could do with some renovation new beds and decor (although some parts recently painted). The bed was obviously old and a bit soft and springy but the bedding was spotless white and nice pillows. Bathroom clean but a little on the small side no bath just a shower in room 211. Overall decor in hotel needs some TLC new carpets etc but staff really friendly and helpful and no complaints from us. If you park outside in zone A1 remember you can register with the hotel reception and pay your £2.00 per 24hrs but this doesn't guarantee you a parking place. We didn't use the bar or restaurant as only a few minutes walk to Folkestone town centre.

Charming hotel right on the sea front
The room was spacious and comfortable, the furniture is dated but functional, and the staff were extremely polite and helpful, a great value hotel with very cheap secure parking just around the corner

Terrific views but nasty smells.
Pros:Proximity to nice pubs; the sea view.
Cons:All the fittings, furniture and probably the fabric.
Location:It's a few metres from the Leas Cliff Hall, and the top of the cliff from where you can walk down to the shingly beach.
It's cheap, and magnificently placed overlooking the Leas and onto the English Channel, 100m below. But the rooms need some serious attention: perhaps all the carpets, plaster and floorboards need to go long with the ancient, creaky, rather smelly furniture. My room smelled of urine, and the toilet didn't flush properly. If you can put up with that, though, it's good value.

Günstig an einer super Lage

Das Hotel liegt oberhalb der Steilküste direkt am Meer. Zu Fuss sind es ca. 10 Minuten bis an den Strand. Die Herberge ist schon ein bisschen in die Jahre gekommen. Wenn man nicht zu hohe Erwartungen hat ist es eine preisgünstige Übernachtung. Direkt um den Block auf der hinteren Strassenzeile hat es ein Parkhaus wo man für 3 Pfund gut parken kann.
