House Rules – Elm
No smoking inside the home — $500 fee if any smoke or smoke odor is detected.
No parties, events, or large gatherings of any kind.
No unauthorized visitors at any time; only registered guests on the reservation are allowed on the property, day or night, without prior written approval.
Maximum occupancy: 11 guests total, including children and infants. Exceeding occupancy may result in immediate cancellation without refund and additional charges.
Please book for the correct number of guests in advance.
Quiet hours: 10:00 PM – 8:00 AM. No loud music, yelling, or noise that may disturb neighbors.
Any damage, excessive cleaning, rule violations, or evidence of smoking/vaping, parties, or unauthorized guests will result in additional charges.
Parking – Elm
Parking is limited to the driveway only.
Do not park on the street, block the sidewalk, or block neighboring driveways, mailboxes, or fire hydrants.
Follow all posted city/HOA rules.
Pet Policy – Elm
Up to 2 dogs under 50 lbs, or 1 dog up to 100 lbs.
Pets must be house ‑trained and included on the reservation.
Pets may not be left alone in the home unless crated.
Keep pets off all furniture and beds.
Clean up after your pet indoors and outdoors; failure to pick up waste may result in additional cleaning fees.
$100 non‑refundable pet fee per stay.
Any pet‑related damage, extra cleaning, odors, or flea treatment will be billed to the guest.
Check‑In / Check‑Out – Elm
Standard check‑in time is 4:00 PM or later.
Standard check‑out time is by 11:00 AM.
Early check‑in may be possible only if the property is ready and our cleaning schedule allows it, and must be requested and approved at least 24 hours before arrival.
Same‑day or last‑minute early check‑in requests are generally not possible and will usually be declined.
Late checkout may be possible only with prior written approval at least 24 hours before departure.
Any late checkout request made within 24 hours of check‑out will be denied due to cleaning and scheduling.
Remaining past 11:15 AM without written approval will incur a late checkout fee of $50 per hour (or partial hour).
Remaining past 1:00 PM without approval may be treated as an extra night and charged at 2× the average nightly rate plus any operational costs.
