Rustic, quaint wagon house

Olde Towne Carriage House is an rustic unique and quaint two bedroom apartment on top of our carriage house in the heart of Historic Downtown Fredericksburg. It is a simple and rustic apartment, but convenient. We are conveniently located between the City of Fredericksburg's Visitor Center and the Fredericksburg Battlefield Park"s Visitor Center.

We are in walking distance of the 40 historical blocks of the City, Mary Washington College, Fredericksburg's Battlefields and the Railroad station.

The space

Our carriage house has a full kitchen, two bedrooms, bathroom and is very quite and comfortable. The apartment is located on the top level of our carriage house and has a unique rustic horse and carriage theme and decor.

The kitchen has an older stove, microwave, and medium sized refrigerator.

The sitting room has a couch and to chairs. There is a TV, cable and internet access.

Since our carriage company and horses are on the premises please read through all information to make sure our Airbnb is the right location for you.

**NOTE** This is a working carriage company we DO have horses on the lot during business hours. Horses are kept in a corral on the premises and need to be cleaned after, so there can be manure on the premises at times. All manure is removed and taken to our farm at the end of the day.

Guest access

As a guest you have access to the carriage house, amenities and off street parking, we ask that you park in the parking space CLOSEST to the street so we can get our carriages in and out of the carriage house.

Access to the apartment is at the back of the building. To access the apartment you must climb long stairs if you have mobility issues or young children you should take this in to consideration before booking.

IF YOU PLAN TO ARRIVE EARLY OR LATE THE KEYS TO THE APARTMENT WILL BE LEFT IN THE MAILBOX ON THE SIDE OF THE BUILDING.

Stay for a weekend, week or whole month. It's like having your own home away from home.

Interaction with guests

Our Airbnb is best for guests who like privacy. We do not live at this location. We are at the location most mornings and evenings (with the exception of Janurary thru February).

Although we are not available to cook breakfast for you, our kitchen has breakfast bars, oatmeal, coffee and tea. We will provide muffins, fruit and orange juice. If you are a long term stay we will provide eggs, beacon and bagels your first week. Please tell us if you are vegetarian.

During our tour season you will find that our tour guides and horses will be on premises, please don't assume these individuals are the Airbnb managers. Our tour guided are friendly and approachable but they are there for work.

Other things to note

Since we are a company that works with large animals that are corraled on location there is a possibility the animal will leave manure in the corral. If you are sensitive to this type of thing and it offends you, more than likely you should not stay with us.

Because we do not live at this location and we are very busy most of the year our interaction with guests are limited, just because of our hectic schedule. When you arrive we will be more than happy to answer questions, show you around the property and introduce you to the horses (if they are on site).

The Carriage House is in a great location, however it is in the older part of town; Fredericksburg is between Washington DC and Richmond, VA. There is so much to do in the area! -Taking the horse and carriage tour;

Our river is full of wildlife to include bald eagles, great blue herons, ospreys, geese, ducks and other wild birds and animals.
