Spa & Pool Heating Information
Complimentary Spa Heating:
• Up to 4 hours of spa heating for stays of 3 nights or less.
• Up to 8 hours of spa heating for week-long stays.
• Pool temperature must be above 50°F for heating operation.
Full Pool Heating:
• Available with advance approval.
• $100 minimum for the first 2 days.
• $50 per additional day.
Heating Guidelines
1. The spa and pool typically warm approximately 1–5°F per hour, with a maximum spa temperature of 100°F.
2. Heating schedules must be arranged in advance with the host.
3. The spa generally requires 1–2 hours to reach temperature.
4. Pool equipment is remotely managed by the host for safety and operational purposes.
5. Heating requests must be submitted between 8:00 AM and 8:00 PM.
6. Heating is most effective during daylight hours, particularly between 11:00 AM and 6:00 PM.
7. During freezing conditions, automatic freeze protection may activate pumps and water features.
8. Heating may be unavailable during severe weather, lightning, heavy rain, or extremely low temperatures.
9. If pool or spa access is important to your stay, please contact the host prior to booking to confirm operational status.
Winter Heating Information
During colder months, heating requires additional circulation time and may take longer to achieve desired temperatures. Midday swimming generally provides the most comfortable experience. Full pool heating during winter conditions requires advance planning and may require multiple days depending on weather conditions.

Noise & Neighborhood Respect
• Please be respectful of our neighbors and keep outdoor noise to a minimum.
• Quiet hours are:
* Sunday–Thursday: 9:00 PM – 9:00 AM
* Friday–Saturday: 10:30 PM – 9:00 AM
• Excessive noise, amplified music, disruptive behavior, or violations of quiet hours may result in immediate cancellation of the reservation without refund.
• If law enforcement, security personnel, HOA representatives, or neighborhood authorities respond to the property due to guest behavior, the reservation may be terminated immediately.
• Repeated or verified nuisance complaints from neighbors may result in immediate cancellation of the reservation without refund.
Occupancy & Visitors
• Only registered guests included on the reservation are permitted on the property unless prior written approval is provided by the host.
• Unauthorized visitors, events, gatherings, or pets are prohibited.
• The property is equipped with exterior security cameras, occupancy monitoring devices, and noise monitoring technology to help ensure compliance with house rules and neighborhood requirements.
Smoking Policy
• Smoking, vaping, marijuana use, hookah use, or any other smoking-related activity is strictly prohibited anywhere on the property, including indoor and outdoor areas.
• Guests are responsible for all additional cleaning, deodorization, damage remediation, or loss-of-income costs resulting from violations of the smoking policy.
Property Care
• Any food, beverage, makeup, oil, or other substances that result in stains requiring professional cleaning may incur additional cleaning charges.
• All stained, damaged, or missing bedding, towels, washcloths, makeup towels, blankets, furniture, or household items will be documented during turnover inspection and may result in replacement or repair charges.
• Please use the black makeup towels provided for makeup removal.
Check-Out
• Check-out time is 11:00 AM unless otherwise approved by the host in writing.
• Unauthorized late departures may result in additional charges, including costs associated with delayed cleaning, rescheduled maintenance, guest relocation, or other documented losses.
Mail & Deliveries
• Guests may not receive mail, packages, or courier deliveries at the property without prior host approval.
Personal Property
• The host is not responsible for personal belongings left behind after checkout.
Damages
• Guests are responsible for the repair or replacement cost of any damaged, missing, or destroyed property, furnishings, appliances, electronics, fixtures, décor, or household items.
Plumbing
• To avoid plumbing issues, only toilet paper may be flushed. Do not flush wipes, paper towels, feminine products, diapers, cotton products, food, grease, or other foreign objects.
• Guests may be responsible for plumbing service costs resulting from misuse.
