This is a pet friendly Apartment. Pet fee is $30/nt and prior approval is required for the pet. Please do not bring pet without prior approval. If pets are brought without approval, we reserve right charge additional cleaning fee up to $250, This is a No-Smoking house, smoking penalty of minimum $599 applies

CANCELLATION POLICY
A 3.25% processing fee on refunds is non-refundable. Refunds will be the amount paid minus this fee, per PAYMENT PROCESSER. This applies to ALL bookings.

Per FL Statute 509, the primary guest must sign our Rental Agreement and provide a valid government ID before check-in. Managed by SMV House Rental.

2. Shared Spaces & Conduct

Roof Deck: The roof deck is a shared amenity. Please be respectful of other residents using the space.

No Smoking/Vaping: 100% smoke-free indoors and on the shared roof deck. A $599 deep-cleaning fee applies for violations.

No Parties: No events or unregistered guests allowed. Quiet hours are 10:00 PM – 7:00 AM.

3. Check-in & Checkout

Hours: Check-in 4:00 PM | Checkout 10:00 AM.

Late Checkout: Unauthorized stays past 10:00 AM incur a $100/hour fee.

4. Property Care

Doors & Windows: Keep all doors and windows closed to prevent the AC from freezing.

Linens: Use provided gray makeup remover towels only. Stained white linens will incur replacement
fees.

By booking this property, guests acknowledge and agree that no refunds will be issued for:

Temporary unavailability of non-essential amenities (rood deck, pool, grill, Wi-Fi, TV apps, smart devices)
Nature-related encounters (insects, wildlife, weather)
Early departure or change of plans after check-in
Failure to read or follow house rules prior to booking

All issues must be reported immediately during the stay to allow the host the opportunity to resolve them. Refund requests submitted after checkout will not be considered.
