This is a pet friendly house. Pet fee is $30/nt and prior approval is required for the pet. Please do not bring pet without prior approval. If pets are brought without approval, we reserve right charge additional cleaning fee up to $250, This is a No-Smoking house, smoking penalty of minimum $599 applies

CANCELLATION POLICY
A 3.25% processing fee on refunds is non-refundable. Refunds will be the amount paid minus this fee, per PAYMENT PROCESSER. This applies to ALL bookings.
By completing your reservation, you agree to all house rules listed below. These rules are legally binding and form part of your rental agreement.

1. Mandatory Agreement & ID
The primary guest must sign our Rental Agreement and provide a valid government-issued photo ID before check-in. This property is managed by Stay At My Place (SMV House Rental). Failure to provide ID or sign the agreement may result in denied access with no refund.

2. Check-In & Checkout
Check-in: 4:00 PM — Check-out: 10:00 AM.
Early check-in or late checkout is subject to availability. Contact host in advance — fees apply.
Unauthorized stays past 10:00 AM incur a $100/hour fee. Stays more than 2 hours past checkout will be charged a full additional nightly rate.

3. Shared Pool & Rooftop
Pool heating: Optional add-on at $25/night for the entire stay. Requires 24-hour advance notice. Pool heater performance is not guaranteed when outdoor air temperature drops below 50°F.
Pool safety: Children must be supervised by an adult at all times near the pool.
Rooftop: No jumping, climbing, or unsafe behavior on the rooftop terrace. Guests use the rooftop at their own risk.
Grill: Propane is provided. Please clean the grill after each use. Failure to do so may result in an additional cleaning fee.
Amenity disclaimer: No refunds or credits will be issued for the temporary failure or unavailability of non-essential amenities, including but not limited to the pool, rooftop, grill, streaming apps, or smart home features. Report issues immediately so we can address them promptly.

4. Occupancy & Noise
Maximum occupancy as listed. No unregistered visitors or parties of any kind.
Quiet hours: 10:00 PM – 7:00 AM strictly enforced per City Ordinance. Violations will result in immediate eviction.

5. Smoking & Pets
Smoking: This is a 100% smoke and vape-free property — indoors and outdoors including the rooftop. Violations incur a $599 deep-cleaning fee, charged immediately.
Pets: Up to 2 pre-approved pets allowed ($100/pet fee). Pets must stay off all furniture at all times. Unauthorized pets incur a $250 cleaning fee.

6. Property Care & Parking
Parking: On-site driveway only — accommodates 2 vehicles On one side of driveway.
Furniture: Do not move indoor or outdoor furniture including rooftop loungers. Violations incur relocation and additional cleaning fees.
Trash: All trash must be bagged and placed in designated bins before checkout.
Lockout: A lockout fee applies if host assistance is required to regain access to the property.

7. Duplex Structure
This property consists of two fully separate living units sharing a common rooftop and pool area. The units are internally connected — each has its own private entrance, kitchen, and living space.
Guests in both units are expected to respect shared spaces and each other`s privacy at all times.

8. Climate & Checkout
Florida environment: This is a tropical climate. Occasional insects or wildlife may occur. No refunds will be issued for nature-related encounters.
Departure checklist:

Set all AC thermostats to 75°F
Lock all doors and windows in both units
Start the dishwasher in both kitchens
Place all used towels in bathrooms
Bag all trash and place in designated bins
Return all furniture and items to original positions
Lock rooftop access door

By booking this property, guests acknowledge and agree that no refunds will be issued for:

Temporary unavailability of non-essential amenities (pool, rooftop, grill, Wi-Fi, TV apps)
Nature-related encounters (insects, wildlife, weather)
Early departure or change of plans after check-in
Failure to read or follow house rules prior to booking

All issues must be reported immediately during the stay. Refund requests submitted after checkout will not be considered.
