Our group of five couples had an incredible week at this home on Holualoa Bay. The location is truly the star of the show—the sound of the ocean is so present it almost drowned out our laughter! We spent nearly every day on the lanai watching the surfers at Lyman’s, which was a highlight for everyone. Several of us even snorkeled right in the bay behind the house.The house itself is a bit dated and the furniture is well-used (we found it wasn’t the most comfortable for long lounging), but the access to the water makes up for it. We also appreciated the 'beach kit' of coolers, chairs, and umbrellas probably left by previous guests—they served us well!Logistical Note: Accessing the 3rd floor requires using the elevator to maintain privacy for the master suite on that level. It’s a great solution, but the elevator is a little noisy, so it might wake up anyone sleeping on the ground floor room. As an early riser, I didn't mind, but late sleepers should take note. For a large group that wants an authentic, front-row Kona ocean experience, this is the spot!

HOSTS- the hosts were amazing. Communication was fantastic and they responded quickly! FURNITURE- The furniture is old and worn out. The dining room chairs are not comfortable as the padding is completely gone. That’s just one example. I will say that the beds were comfortable and have likely been replaced in recent time. It’s mostly the living room seating furniture and the patio table that are the issue. CLEANLINESS- The cleanliness on the surface was fine but deep cleaning would be appreciated. The corners, the drapery, etc., the property could definitely use the new drapery and generally just be deep cleaned between bookings we have noticed many other Hawaiian properties with the same issue so maybe this is just par for the course AC- the AC worked very well and kept the units cool. The issue with the AC was the fact that they are old and emit an odour of bacteria. That same smell you might get from a washcloth in your sink. That’s been there too long I’m not saying they have bacteria in them, but that’s the odour that you can smell from them. They should probably be replaced. LOCATION- the location is superb. You will not find a better spot in Kona BBQ - the barbeque was excellent with two full tanks of propane. The built in hibachi grill was a treat and loved it. If this VRBO was renovated with new furnishings and AC we would certainly stay again. In its current condition, we would not book again.

The house is too quirky to recommend to anyone else, especially a family. Juggling keys between different families, using the elevator between floors and dealing with the street noise was a hassle we didn't need. For the quality, this property seems well overpriced, even by Kona standards. The property needs several repairs, but we dealt with the inconveniences for a week. It needs a privacy gate since it's located right on a busy road which made it all too easy for a homeless woman to decide she wanted to sleep under the carport one night.

The property was as described. Had a blast with our family of nine. The picture windows provided a phenomenal view, kitchens were well stocked with everything we needed. Pool was a lot deeper than expected. It had a quick drop off for our 6 and 7yr old. But with a life jacket they were fine. The only thing i would change, was the landscaping crew showed up on the second day with no warning triming trees and bushes, they were kind, but it felt like an invasion of privacy. They only came that one day and we didnt see them again. That was also our scheduled stay at the house day. So while jumpi g in the pool, adults in the hot tub masked men start triming. We just took breakfast inside until they left.

Fantastic family vacation retreat

This is the perfect house for a large family vacation. The 2 full size kitchens made cooking so easy. It also allowed adequate refrigeration for all the groceries necessary to feed a family of 12. The rooms were so comfortable and the 5 bathrooms meant no one had to wait very long. This house had it all! Plenty of towels, beach gear, etc. The outdoor area had incredible views and the pool/jacuzzi were such an added bonus! Everything was flawless! Thanks again for allowing our family to stay in such a fantastic place!

Best Group Gathering Ever

This was an ideal property for a large group. While each floor was self contained, we always gathered together either outside or on the second or third floor every morning and evening. Although the property was right on Ali’i Drive the night time road noises were practically nonexistent. In fact if you are a fan of falling asleep and waking up to the sound of the surf, this property is for you. The small market across the street was a huge bonus.

Shangri La at its best

This was a true island experience. The three levels of the house allowed everyone to have their own space and a really great shared space on the second floor. The elevator and stairs made all floors easily accessible to everyone. The views were outstanding.

Big Island Dreams

My wife’s dream was to treat her parents to a Hawaii vacation. We decided to make it happen and invited my parents and my brother’s family too. The location is unbeatable being 1.5 hours from Hilo, 2 hours from Volcano National Park and mins from the Kona waterfront. The house is a bit dated but has everything you really need including an elevator! Kitchen saw very little use but came fully stocked with cups, mugs, dishes, utensils, pots, pans, etc. There were two washers and dryers on the property. The pool and hot tub were nice though went mostly untouched. We didn’t spend much time at home because of all the amazing outdoor activities of the Big Island. There were even beach and ocean equipment available to use onsite. The staff/management team were tremendous and very responsive. Check-in and check-out was a breeze. Codes and instructions were all emailed and texted clearly. There were periodic spot checks by the team throughout the week that were not intrusive. The owner was great answering all my questions prior via the messaging app on VRBO very promptly. My father-in-law must have cried at least 4 times from happiness! Both sets of parents got to spend a lot of quality time with the grandkids. Finally, my FIL summed it up best. “Of all the great memories created in this beautiful place, my favorite was drinking a cup of coffee on the pool deck overlooking the magnificent view of the ocean every morning!” Thank you Hawaii and Shangri La for the wonderful memories!

Kona location is amazing.

Waking up to the ocean waves and beautiful views was the highlight of this property! We have nine people, family and friends sharing this house. The layout is a bit odd with a noisy elevator reaching all 3 floors, and external staircase to 2nd floor kitchen and 3rd floor bedroom. We cooked out of 2nd floor kitchen which had lots of dishes but not enough cookware and storage containers. And while I’m familiar with the islands’ local creatures, this is the first time we’ve had actual roaches in the unit we stayed. Seems like an easy thing to fix. The AC worked great, plenty of bathrooms, internet was broken (repaired at end of our stay), TV remotes didn’t work, lots of dining seating, plenty of beach gear, and pool and jacuzzi were nice. It was a “nice” stay; however, for the price tag it should have been “really nice”. Seems like a few minor tweaks and it will be legit (coffee bar in hallway, more kitchen containers/cookware, update artwork, add lounging/seating options in living spaces, pest control, TV remotes and/or Roku, keyless entry for upstairs doors, few updated furniture pieces in bedrooms). Following our large group stay, we switch to a house 5 minutes away for 1/4 of the nightly rate that had those missing pieces. It was a contrast to this unit in seating options, decor, coziness, solid furniture, and cleanliness. Having an amazing location and view shouldn’t lower the standard for the quality of amenities and offerings. Wouldn’t choose again :(

Perfect for our family of 13

The house was amazing for our varied age ranges and generations. Grandparents enjoyed the tub and location, kids enjoyed the pool, adults enjoyed the hot tub. We grilled, cooked, sat outside, beach combed - all right there! The location was also perfect for getting around town and shopping. Property manager responded within the hour for a question late at night, which was much more than I expected. Gotta say, really great for our growing family.

Family vacation

We really enjoyed the property. On if the air conditioning units was jot working properly when we arrived, but Elite properties responded very quickly and the air conditioner was fixed that same day. The views are amazing. We definitely would stay here again and recommend to anyone who travels with large groups or multiple families.

Beautiful house

Super fun house for my friends and I. The top two floors were more like separate apartments. They both had their own kitchen which was great. It would be perfect for someone’s family reunion but it worked great for my friends staying together before our wedding. We didn’t use the elevator much but the big windows were very nice. The only downside is on the third floor you can only access it through the master bedroom if you don’t use the elevator. Not a big deal but something to be aware of. Otherwise I recommend it.

Nice house for large group

Overall we were very pleased with this house. We had a group of 11 with mostly kids (4 adults, 7 kids). The space allowed us all to spread out and have our own quarters. The house itself is definitely dated but in great shape for its age. Its placement on/near the beach was phenomenal and having the crashing of waves as your background is awesome. The downside is that the house is a bit awkward. No inside stairwells to connect the levels. Instead there is a very small (and old) elevator that you can take up and down. It is big enough for 2.5 adults and is pretty slow. That being said it gets the job done especially for luggage. If you don't want to ride the elevator, there are only stairs on the OUTSIDE which got pretty tedious after a while there. The bottom level is a studio and only accessible from the outside as the elevator on that level is outside the door to this studio. And on the 3rd floor the stairs take you to master bedroom on that level. So if you want to visit the 3rd floor you have to walk through a bedroom to get to the kitchen. Again, a bit awkward. The pool was not large but in my opinion the perfect size for taking a quick swim or lounging around. All the kids loved it and it was plenty big for them. They also enjoyed the hot tub quite a bit. The outdoor area has a nice Weber grill, ample seating area and lounge chairs. We spent many a night eating dinner and watching the sunset. My only complaint was about the tiki torches. They are prominent in the photos and video of this house. However, we could only get 3 to light on the first night and 2 the next night. The fuel was out. I contacted the property manager to see about getting more fuel and was told that was not something they provided. We were put off by this and really disappointed. I have to go buy fuel?? A bit puzzled by this especially for the nightly rate we paid. The parking seems like it would fit 4 cars but that would be a squeeze. There are 2 carport spots and 2 spots in gravel to the sides. The driveway itself is tricky because it has no visibility to the road and you have to inch out slowly to even see traffic coming. We found the best way is to back into the spots. Backing up into traffic is just too dangerous. Overall the house was great but for the price we paid I was expecting a lot more. I understand that Kona is expensive but this was above and beyond other accommodations in price.
