Winter conditions are common from November through May. The home is located at a high elevation, and snow and ice are possible throughout the season. Please check weather and road conditions before traveling and be prepared for winter driving requirements.
Resort Amenities & Outdoor Recreation
The property offers a seasonal outdoor pool, sauna, fitness center, two tennis courts, two pickleball courts, a basketball hoop, and a ping pong table. The Tahoe Rim Trail and Brockway Summit Trailhead are just minutes away, providing access to some of the area's best hiking, trail running, and scenic views. Mountain bike trails (Kings Beach Trail Network) can be accessed directly from the home via Cambridge Drive, making it easy to enjoy the outdoors without getting in the car.
Accessibility
The primary bedroom and full bathroom are on the first floor. The kitchen and main living area are on the second floor. A loft-style bedroom is on the third level. Stairs are required to access each level.
Mountain Conditions, Utility Outages & Resort Amenities
One of the things we love most about the Sierra Nevada is that every visit is unique. Mountain weather and conditions can change quickly and are beyond our control. Conditions may include snowstorms, rain, high winds, smoke from regional wildfires, road closures or restrictions, and periods with more or less snow than expected. Mountain communities may also occasionally experience temporary interruptions to electricity, water, gas, internet, cable, or other utility services. Outages can occur due to weather, wildfires or prevention measures, public-safety shutoffs, utility maintenance, equipment failures, or other circumstances outside of the homeowner's or host's control. We will make reasonable efforts to provide information and assistance when an outage occurs, but we cannot guarantee uninterrupted utility service or the timing of restoration by a utility provider. Because weather, environmental conditions, road conditions, utility outages, and other events outside of our control are inherent risks of mountain travel, refunds, discounts, or reimbursements will not be provided for these circumstances. The resort amenities, including the pool, sauna, fitness center, pickleball courts, tennis courts, basketball hoop, and ping pong table, are provided and maintained by the HOA as an added benefit for guests. While these amenities are typically available, maintenance, repairs, weather, seasonal conditions, HOA decisions, or other circumstances may occasionally affect access. Refunds or discounts cannot be provided for amenity closures or interruptions outside of our control.
Travel Insurance: Unexpected events can happen before or during any trip. Travel insurance may be available through the booking platform or from independent travel insurance providers and may provide coverage for certain weather events, travel interruptions, medical emergencies, or other unforeseen circumstances. We strongly encourage guests to consider purchasing travel insurance, particularly if circumstances outside of their control could cause them to cancel, arrive late, or leave early.
