What an amazing Villa, with breathtaking views of Rose! The Villa is well equipped, they have thought of everything you might need for the perfect stay. The host Juliane was really helpful and quick to respond to any queries or questions we had before and during our stay. The Villa is ideally located above the village of Rose which has a couple of lovely restaurants and a great water taxi service to Herceg Novi. A car is definitely worth having in order to explore the area, but if you just want to relax we found the Villa was the perfect setting to enjoy an evening in!

The view! And the most beautiful village

Our host was excellent, helpful and informative. She was very personable and exceeded our expectations. The house was very suitable for our group of eight adults. It was definitely a challenge to walk up to the house, but it is still something that we will remember with a smile on our face in the future. Rose is one of the most charming villages we have been to and our experience of the place was good in all respects, three good restaurants and a small shop with the essentials. Our host put us in touch with the local captain Miki who took us on some unforgettable trips around the Bay of Kotor and his son on a trip into the Blue Cave, that trip stands out and we strongly recommend that people do not miss out on that trip .

Beautiful property and very helpful host

We had a wonderful stay. The house is fabulous, even better than the photos with sunny and shaded terraces to use throughout the day. View from the house and especially the roof terrace is out of this world. The teenagers loved the space and fact that their rooms were on a separate floor. The village of rose is gorgeous with three restaurants, beaches and a small grocery shop. The 400+ steps were a slog but manageable and worth it. Our host jules was fantastic, warning us in advance that supermarkets were closed on the day we were arriving and facilitating an earlier check in. She was available throughout our stay too. This was by far the nicest place we stayed in Montenegro and I can’t recommend it highly enough

Fantastic Property with Great Views and Caring Host

This property is in a beautiful and unspoilt location but you can still get to most of Montenegro's key attractions within 45 mins to 2 hours. The property is well equipped and has stunning views over the bay of Kotor. Drivers need to be a bit brave to tackle the roads - although our drivers managed it fine! Jules was a delight to deal with and very accommodating.

Incredible house with views to die for!

This is a modern, beautifully presented house with floor-to-ceiling windows and views over the sea. Three of the five bedrooms are full of light and make the most of the coastal aspect. They all have interesting artworks and plenty of storage space. The kitchen/living area is huge and comfortable and everything has been really well thought-through. We loved the terrace at the top and, although the 400 steps down to the village of Rose feel hard work on the way up, the climb is worth it for a dip in the sea and an ice cream on the jetty. There's also a small but useful minimarket in Rose and bigger supermarkets within 30 minutes' drive. The ferry trip over to Hercig Novi is fun and we enjoyed climbing around the fort there and watching all the people. Try to avoid going anywhere by car in July and August as the traffic often slows to a halt and tourist sites are very over-crowded. We found the beaches small and packed but useful for a quick swim. I could go on - it was a wonderful holiday!

Beautiful, spacious villa with stunning views

We loved this wonderful property and agree with other reviews that the pictures do not do it justice. It has stunning views of evening sunsets, is well equipped and spacious so that our family of 6 (ages 17+) had space not to be on top of each other. There is plenty of outside areas to eat and sunbathe and the top terrace is incredible where we bbq'ed, ate and sunbathed. Although the pool is small it is deep so great to immerse yourself in to cool off. There is a small pebbly beach in Rose or larger ones 20 mins drive from the property. If you are driving it is worth noting that the drive up to the villa has 2 tight turns which we managed but had to take it very slowly first time. The property manager, Jules, is amazing and incredibly helpful and responsive and happy to answer all of my questions! Rose, the small fishing village at the bottom of the hill is picturesque and has a lovely restaurant called Adriatic which serves delicious food and wonderful fresh fish. (you can either choose to walk down the 400 steps - and back up - between the villa and village or drive down as there is plenty of parking) There is also a boat from Rose to Herceg Novi (takes 15 mins) that is a larger town with more restaurant choices including Portofino in the beautiful white stone Old Town or Tri Lipe a short walk from the boat drop off.

Amazing host and very beautiful accommodation!

We were family of 7 adults. We enjoyed our stay at this property , the view was breathe taking. The property itself is big and spacious and well equipped, the owner of the property Jules has been very helpful giving us a little guidance around where to shop etc. I would say the photos of the property do not do justice as it is much more prettier in real. Defo recommend this property 👍

Perfect Escape

The Villa is great. One of the best equipped places we've stayed in. It is quite remote, but this, for us, was the main attraction. The view is SPECTCAULAR; you can easily spend hours just gazing over the stunning landscape. You definitely need a car and I would recommend an automatic! The host, Jules was always on hand via whatsapp for any help / advice. The little village of Rose is one of the most picturesque I've seen anywhere. Fantastic, relaxing stay. Thank you!

Short holiday in Montenegro

On the plus side: Very cozy and clean, with plenty of places to gather with your friends. The host was also very nice, responsive and careful. A minor inconvenience could be the fact that not all the bedrooms had air conditioner, but is true that we've also been there when the temperatures were very high, 36-38 degrees Celsius.

A beautiful property with stunning views

This is a gorgeous property with stunning views. As other reviewers have said, the pictures don’t really do it justice. We were a party of 8 adults and there was plenty of room for all of us. One of the things we loved about it was that there are several different outdoor spaces to enjoy: the poolside terrace, the upper terrace that has a magnificent panoramic view of the whole bay and a smaller ‘breakfast’ terrace off the main living area that offers the same outlook, but with some shade for comfort. Juliane was an excellent host: she was in touch well before our trip and suggested a reliable firm for an airport transfer; while we were there, she helped to arrange boat taxis and responded quickly to all our enquiries. If you arrive, as we did, by ferry from Herceg Novi, we would recommend that you hire a car, even if you only use it to transfer your luggage to and from Rose harbour. The 400+ steps up to the property are a fitness challenge in and of themselves, but with suitcases they would be the ultimate test of stamina and strength! A car is also necessary to travel to the nearest shop (about 15 minutes drive away in Krasici, though you can also pop across to Herceg Novi on the Loros ferry, which costs just €4 return). Captain Miki, who pilots the ferry will also arrange a fantastic (half) day trip to the Blue Cave and a local beach, only accessible by boat.

Perfect location

We were group of 9 people. We stayed there one week on June. Location was good, beautiful view, house was well equipped. . But in the village (Rose) there is no shop, so you need a car to buy food about 25 min away from villa. Villa was very beautiful but for us the only minus was that air conditioner were only in 2 rooms (one bed room and in the kitchen). In the other rooms there were fans, but still it was pretty hard to sleep because of the heat. So my recomendation would be- buy one AC more to downstairs rooms. And if you buy olive oil form montenegro- then watch out- they sold us sunflower seed oil all the time ( we got only one proper olive oil from the supermarket).

Lovely villa in beautiful picture perfect Rose.

This was a wonderful villa with the most beautiful views. Very comfortable space including several terraces in both the sun and the shade. Air conditioning was very helpful given the heat. Rose was delightful and was a 5-10 minute walk down several steps and a fairly hard pull up the same way (approx. 400 steps). Montenegro was a lovely destination and we traveled most of the time by boat - using Micky's team who were great. We went to Kotor, Perast, Lady of the Rock, the blue caves and Herceg Novi. You will not regret booking this house. The Internet was fine when we arrived but played up mid-way through the stay although I am sure that Juliane will be able to fix this for future guests. My understanding is that there have not been problems in the past. Juliane was super easy to communicate with. We were a group of 7 ranging in age from 11 to 79.

Fantastic house with wonderful views

We were a group of 10 and everyone of us would say that this is an outstanding house in a very beautiful place. The views are to die for and waking up each morning to such spectacular views was just amazing. The house is well laid out with lots of space so you never felt as if you were on top of each other. You could lounge by the pool or catch the sun on one of the smalll terraces around the house. I particularly loved having coffee each morning on the small terrace adjacent to the living room and looking out over the bay. The house is very well equipped and has all you need for a wonderful stay. Right from the beginning the owner Jules communicated very well, She met with us on our first day and told us about places to go and the best ways to get to and from the house. On our last day our booked taxi failed to materialise and Jules helped sort out another so that we could get to the airport. She even helped transport our cases. She is a wonderful host and a font of lots of information. We frequently travelled over to Herceg Novi for supplies or just to have lunch and explore. We travelled on the Loro Boat and Micki the captain was just brilliant. It is €4 return or €3 one way. Micki is very helpful and organised a taxi for our friends when they left after 10 days to go to the airport. We arranged for Micki and his team to take us to the blue caves which was one of the highlights of our holiday as we got to swim whilst admiring the beautiful blue waters in the early morning. We also got Micki to take us a couple of times to Dobrec a small secluded beach with a wonderful restaurant. I would recommend you do both. As the house is up high this offers the opportunity of spectacular views -however, I would suggest you hire a car as the 400 steep steps from the harbour or the winding dirt track are an experience. Hire a car from Herceg Novi and get them to drop it at the Rose harbour for you. You won't then have to face the knee jarring walk down or up and that is something we should have done, however hindsight is a great thing. The two restaurants in Rose offer great food although we frequently stopped in the small bar for drinks and lunch and the food was lovely and reasonably priced. Overall we had one of the best holidays we have ever had and the opportunity to relax in a wonderful place and meet some fantastic people. Rose is a fabulous place to go and we would highly recommend this house. We would definitely love to return.

Fantastic property with amazing views!!!

Just got back from a 2 week stay at this beautiful property and cannot praise it highly enough. Excellent communication with owner Jules who was most helpful and informative. The pictures do not do this house justice - the views and location are out of this world! The bedrooms were all very comfortable, the kitchen really well equipped and the house was spotless on our arrival. Rose harbour is lovely and the Adriatic restaurant is very good with really friendly staff and Mick from the Loro water taxi was great. We will be back!! Amazing vacation retreat!

We had a wonderful time in Rose, and the view was absolutely stunning! Great place for exploring nature with lots of hidden gems and nearby historic sights. I would highly recommend this property for anyone looking for a lovely vacation off the beaten path. The house is wonderful and Jules was a superb and helpful host! We will be planning to return.

Great house, great location!

The house has stunning views from 5 levels. It is super quiet and peaceful yet close to a charming village. Access to Herceg Novi is a sweet and cheap boat ride. The owner Jules is very helpful and accessible. You may even run into her if you take the boat to Herceg Novi. She is a pleasure to interact with. The Capt of the Loro is also wonderful. Do you self a favor and arrange a private tour of the Blue Grotto with him! I would recommend skipping Kotor unless you love crowds. Herceg Novi is so much better to visit.

The most beautiful view in Montenegro

An incredible house, with a breathtaking view on the Boka bay, The house is well-equipped, tastefully decorated, with high quality level of service. The charming nearby village of Rose is well worth a visit, with its quiet, family atmosphere, two beaches, two restaurants and a supermarket. A big thank you to Jules for her availability and her helpful advice. In a nutshell, we had an wonderful experience in Montenegro and our only regret is that it was too short.

Superbe villa sur les hauteurs de Rose

Séjour inoubliable ! La maison est superbe et bien équipée avec une vue exceptionnelle sur la baie à tous les étages. Depuis le petit port de Rose, accessible à pied, possibilité de visiter en bateau les principaux sites touristiques (Kotor, Perast, Notre Dame du Rocher, la grotte bleue...). Des bateaux navettes permettent également de rejoindre Herceg Novi. La propriétaire était accueillante et disponible. Tout était parfait. Nous avons adoré !

Großartig!

Ein tolles Haus mit einer spektakulären Aussicht. Es thront über dem charmanten Dorf Rose, das über 380 Stufen zu erreichen ist. Das Fitnessprogramm gibt es somit gratis. An-, Abreise und Kontakt mit Vermieterin Jules klappte hervorragend. Insgesamt ist die Unterkunft nur zu empfehlen.
