2km from the beaches: nice villa with pool

A pretty, newly renovated holiday home on two levels, with a large private pool and spacious garden.

The house, in a beautiful panoramic position with sea views, is 2 km away from the long sandy beaches of Pescoluse. It has two levels.

The ground floor consists of a kitchen-living room with a covered outdoor terrace including a dining area, two double bedrooms and two bathrooms with shower. One bedroom is built into the original, round stone trullo; the other offers sea views. The whole floor is air conditioned (cold or warm). The kitchen is fully equipped with a fridge with freezer, dishwasher, oven, gas stove, kettle, toaster, moka as well as crockery, cutlery and cooking utensils.

Larger families or groups can also use the basement; this is accessible via an outside staircase from the terrace and remains pleasantly cool in summer. There are also two bedrooms (one with a double bed and a single bed) and a shower room.

The house features mosquito nets and a washing machine. Free, unlimited business WiFi is available.

In the outdoor area there is a private pool (approx. 4x10 meters, approx. 1.40m deep) including outdoor loungers for your exclusive use. The completely fenced garden (size approx. 1400 square meters) is also only used by you; there is a stone barbecue and an additional shower in a bathroom accessible from outside.

Please note: this home has just been added to our collection; we haven't had the opportunity to have professional photos taken yet, i.e. the only pictures you see now are our own cell phone photos. We will upload new photos as soon as possible. So we assume that when you arrive you will find that the house looks much nicer than pictured

In the surroundings you will find everything you need for daily use. The nearest supermarket is 2.5 km away in Morciano. The sandy beaches of Pescoluse are approximately 2 km away. There are several good restaurants within a 5km radius. Our boat rental is also about 2 km away, where we regularly organize boat tours along the coast and to the sea caves as well as aperitif tours at sunset, etc. in the summer months.





Sheets, duvets and towels are not included. If you don't want to bring them with you from home, regardless of the length of your stay, you can rent them for €26 per person.

Final cleaning is not included and costs €160, unless you clean yourselves before departure.

Dogs and pets are welcome, if you inform us in advance! Surcharge: €150 for the 1st one, €75 each for the others. Usually max 1 large or 2 small ones are allowed, but exceptions might be possible upon request.

We will ask you to pay a security deposit of €600 before arrival. The security deposit will be refunded within 7 days after departure, if there is no damage.

Electricity costs (and thus where applicable AC, hot water, heating etc.) are NOT included in the price and will be charged based on your actual consumption. The price per kWh charged to guests was €0,42 on 19/01/2026, when this text was last updated. Prices may slightly change over time.

By booking this accommodation, you accept that:

We are obliged by law to verify the identity of all our guests. We will therefore ask you to upload copies of your IDs on our (secure) website to verify your identity before handing out the key code for the accommodation. Your personal data is treated in full compliance with EU data protection laws.

Also, we are obliged to sign a rental agreement with our guests (one person per group). This will be done digitally and requires just a few seconds on your side. You can find a template of the rental agreement on our website.

Parties, gatherings, events or loud music are not allowed at this property unless explicitly authorised beforehand by us in writing.

In case the local municipality charges a tourist tax, we will ask you to pay this separately to us and we will transfer it to the local authorities as required by law.

Please note that, like for all houses in Italy, the power allowance of the house is limited and you might not be able to always use all electric appliances simultaneously. No need to worry: most guests don't even notice this limitation.

Unlimited wifi is included in the price for normal use. Fair use policies might apply. Please note that we cannot guarantee any specific connection speed nor coverage across all rooms in the building. We're happy to provide more details upon request.

As a guest of 2km from the beaches: nice villa with pool, you'll find barbecue grills, a garden, and laundry facilities. The front desk is open around the clock.
