The house was unclean and poorly maintained. See pics. The big offer from Managment when they finally returned my email was an offer to send people over to clean and fix things. So I’ve already had to clean up on vacation and now we have to deal with strangers further wrecking our vacation. I asked to be compensated. D never heard back from them. Shocking! We rent at the beach every year for 20years and never dealt with a place that looked so dumpy. The same complaints about noSilver ware, the top floor being scorching hot,etc just get more noted and people fall for the pics. Great location but horrible experience.

Pretty place but misleading on website

We enjoyed Sunset Watch— the rooms were well laid out for our group of 13. However, to rent to this many, you need more than 5 mugs and 4 spoons in the house! Also the website erroneously says there are 2 beach chair companies that rent on their beach- that is false. We had to pay extra to have one set up on an adjoining beach.

Perfect location

We always look for convenience to the beach
 this has it!!!! Short short walk to beautiful beach. The pool is tiny, and the home could use more gathering space for hosting such a large group. Just one couch - the pull out beds are not suitable for adults
 full of springs
 but the king/queen beds are great. All in all it was a great stay at the beach- if you have good weather- your on the beach anyways- 15 min bike ride to Rosemerry. Very good communication with the host. Thank you!

Great location

Great location, beautiful community. House was nice, large rooms, lots of bathrooms. Kitchen well stocked. Beach toys in closet were a hit. Would have loved to have golf car available, the walk to the beach would have been ok if we didn't need to haul kids and equipment. I would have loved a binder of tips for the area. Grocery, restaurants, things that make 30a special, map to the private beach and nearest public beach. Lastly, we counter the queen sleepers as beds for adults, but the mattresses were outdated, thin and not near adequate for an adult to sleep on. Beds were comfortable, linens were clean.

Close to the beach

This home is ideal for a large family or maybe two families with children. Overall, my group had a great time, but we experienced a few things that could have been better: (1.) the sofa bed in the top floor bedroom is extremely uncomfortable (the mattress is thin and you can feel the metal frame). (2.) the griddle and skillets were dirty, we had to clean them prior to using them. The home itself had plenty of space, two parking spaces were provided +extra, first come first served spaces, within walking distance of the beach, great community.

No AC on 3rd floor

Prior to arrival I messaged host 3x. No response. Upon arrival, no AC on the 3rd floor. No air coming from the vent AT ALL. Called and they brought us 2 fans and said the previous guest notified them of issue and parts were ordered. Never disclosed that prior to our arrival. Called weekly after our visit. Was told they would text and email me. Never happened. They even said they had no documents on that I had ever called. They said the would not return any portion of my money my over $4000 spent on a vacation where the 3rd floor had zero AC. Most horribly run businnes I have ever come in contact with and I’ve been renting condos for 20 years. Customer service gets a 0. Communication was non existent

The rooms were not as advertised; Bedroom 3 and 4 were advertised as “2 Double Beds and 1 Queen” however they were 2 twins and 1 Queen bed. When the shower on the 2nd level was in use, water leaked from the ceiling in a bathroom on the 1st level. The 3rd level (with the king and pull out coach) was very hot and didn’t cool well. There were two small air conditioning units at the home but they only blew hot air.There was mold on a couple of air conditioning vents, several bugs on the first level, a rusty shower curtain rod, and lots of dirt and dust under the furniture on the day we arrived. It was advertised under amenities that there was a “barbecue grill” however there was no grill and a sign was posted that under HOA, grilling was not allowed under any circumstances. There was at least 3 stories of steep stairs to get to the beach with no ramp; we brought a wagon with us but it was too steep to carry a wagon up and down the stairs. There were 4 bikes that came with the house, but one of the bikes had a broken chain, one had a flat tire, and one had a chain the kept coming off. We stayed from Sunday to Sunday and when we arrived there was a sign posted on the pool that stated it was closed for required maintenance and didn’t open until Thursday. We chose this rental because our little ones love a pool. We wouldn’t have chosen this rental if we would have known that the pool would be closed for four of the days we were there.

Not fancy but comfortable

This property sleeps many but rooms are small and noise can be a factor. Many stairs all over house and beach walk also. Lots of attributes however- 3 balconies, 4 full bathrooms, several convenient kitchen appliances for cooking for large groups, plenty of silverware, dishes and pots and pans, LOTS of extra bath towels, extra linens, AC worked great, LOTS of hot water for showers, close to community pool and beach access. Clean with lots of windows. Comfortable and ample balcony furniture.

Great place to get a way!

We enjoyed our family stay for the week here! Immaculately clean, so much space in 3 stories of house to retreat to our own rooms. Balconies with that view of the ocean were so pleasant in the evenings and early mornings! So easy to just walk down to the beach! Thank you for such a wonderful week away! We will be back!

We enjoyed our stay and the house was beautiful. Loved that the house was equipped.

Great place. Plenty of everything you and the family will need. Loved how the kitchen was filled with enough dishes, pots/pans, etc for a big family. There was 13 in of us and we didn’t run out of towels or anything the rental provided.

Family Vacation 2021

This house was a perfect size for our family vacation. Having a bathroom for each bedroom was a huge plus. Initially, I had concerns when we arrived and the icemaker was making an extremely loud noise and short of unplugging the fridge, we couldn't figure out how to stop it. I called and they arranged for someone to come the next day to repair. I made a 2nd call when the 1st floor air conditioner was not cooling. They sent someone out next day, and the issue was taken care of. We had no other issues the remainder of our stay. It's a great house, and only a 2-3 minute walk to the public beach access ramp. Just be prepared for the 50+ steps to get down to the beach. Not bad going down, but exhausting coming back up after a long day out in the sun. We just packed our lunch each morning, so we didn't have to make a 2nd trip each day. :)

This is a great spot, with a view of the ocean and short walk to the beach. The house accommodated our group of 16 well, including three families with small children. We had a wonderful time!

Beyond Amazing!!

This property went above our expectations. There were a few minor issues, coffee grounds were left in the pot and moldy, and there was no Keurig as advertised, but our stay was immaculate other than that mishap. We will definitely be coming back again!
