The annex was great, we had 2 spaniels with us and there were plenty of walks from the front door. Lots to see and do on the farm and within short drive.
The annex is comfortable, loved having an ordinance survey map provided by Oliver to explore the local foot paths. Close to Goodwood race circuit. We had a great few days.
We had a great time staying in Graffham. Oliver and Antonia are lovely hosts who made our family feel so welcome. The accommodation is very comfortable in a beautiful, peaceful countryside setting. The highlight for
our grandchildren were the pony rides we booked with Jo around the farm. We hope to visit again soon.
The location is beautiful, and this would be a great choice for anyone wanting a quiet weekend within easy reach of London. V helpful owners, and everything works!
Lovely secluded property. Get the combination for the gate near he house to avoid long potholed drive. Pub can be accessed in 20 minutes via a walk through the woods
Easy to rent. Great communication with the owner. Lovely and quiet. Great for dog walks and surrounded by farm animals. Spacious enough for 6 and a dog. Well equipped. A lovely break.
My family thoroughly enjoyed our stay here. The house itself is perfect for a family. The equestrian estate is very pretty with a number of walks and the nearby livery and stud farm was a blessing since the kids could indulge their love of horses. Oliver and his family went out of their way to make our stay memorable. We look forward to coming back later in the summer.
This is the second time weâve stayed at the Annex, and it was just as perfect as the first. We stay there as a base for visiting family: itâs clean, fully equipped and very comfortable, quiet, on a beautiful property with horses and sheep within walking distance to a pub, and the host Oliver is extremely kind and thoughtful. What more could you ask for!
Great stay for friends of Walden and sustainable farming
Lovely house, great for a family with 1-2 children. Embedded in the South Downs National Park, very quiet and secluded. Nice short walks to pubs and shops in the village. There is a camping site near the house that offers breakfast and dinner (organic, locally grown) prepared on the grill in an outdoor kitchen for a very good price. Dinner is on the meadow, with great views in a great atmosphere.
The property was exactly what we were hoping for - an idyllic escape that was central to all the places we wanted to visit in Sussex, Hampshire, and London. Oliver and Antonia were so helpful and communicative, and the property was beautiful and clean, and large enough for 6 of us. We wouldn't change a thing!
Neat family accommodation in beautiful surroundings
The property was exactly what we were looking for and lived up to expectations. The surroundings were idyllic, the national trust woodland 5 mins walk away was great for the dogs and kids alike. The biggest downside was the state of the long driveway, particularly given the wet weather, there were one or two nasty hidden potholes which were difficult to avoid. All in all though, highly recommended in a beautiful part of the world.
We wanted a VRBO that offered privacy, peacefulness, comfort and beauty away from the congestion and craziness of the surrounding towns and villages. We were not disappointed. Although we made little use of many of the amenities available in the Annex, it was well equipped. Our hosts Oliver and Antonia were gracious and helpful. We have no hesitation in recommending this VRBO if you are looking for a peaceful, relaxing home-away-from-home.
Of the three places we stayed in England, this was our favorite. The misty early morning view from the upstairs window was just as shown online. It was a pleasure to watch the sun rise and hear the sheep bleating. Petworth was amazing, and the local pubs were charming and friendly. Oliver was a gracious and flexible host. Thank you!
Really enjoyed our stay at The Annex. It is a small 3 bedroom property attached to the main house with separate entrance. The twin room is on the landing leading onto the main bedroom. Two bathrooms, one en-suite.
It was very clean with beautiful bed linen and hotel grade towels.
Such a peaceful setting with woodland walks straight from the door. Dog friendly. Great pubs a short drive away.
Lovely estate with beautiful scenery and walks. Local pubs not open every day due to Covid and locality of these not easily accessible for those that have limited mobility from the estate. Wifi can be sporadic in the upstairs of the house. Would recommend for those that want to get away from the rat race and just relax.
House is comfortable and well equipped. Not brand new but well kept. There is no washer or dryer although it said there would be in the listing. Linens of excellent quality. Could do with more towels (as thereâs no washing machine). Kitchen wel equipped.

The property is well kept and well equipped. The farm in which the property is based is beautiful to walk around with sheep horses and cattle and there are plenty of local walks including the south downs way For more seasoned walkers. (Itâs also accessible by car)
There are some nice village pubs nearby for food and drinks within easy driving distance and some by walking through lanes and bridal ways.
We came for stargazing, the area is in a dark skies reserve and the sky at night is beautiful.
Other activities whilst we were there included visiting the local town of Petworth which has a National Trust property in Petworth house, and the day out to the beach at West wittering which was lovely.
