The room was really clean, comfortable and spacious. Excellent value for money. The shared bathroom was tiny but very clean and easy to access. There are plenty of restaurants nearby and it’s an easy 30 min walk into town. Parking can be tricky because there is no onsite parking and street parking is limited to 2 hrs during the day. We were lucky enough to snag a park right out front for overnight which is unlimited. The check-in process is easy but you have to do it all online. There’s no check-in facility at the property. Support is a phone call away though and they responded really quickly. Overall I would definitely recommend this property for a budget stay in Sydney.

Not going to lie. This place was pretty crappy. Unfriendly staff, dirty room and bathroom. Bathroom hardy big enough to move. No soap, not enough toilet paper. Dodgy finishes from recent-ish renovation. Our door lock didn't work, so anyone could just walk in. So many texts and email notifications to welcome us and tell us how excited they are to have us as guests, then treat us like sheep when we arrive. Tried to pay for late check-out on a Sunday, and they couldn't be bothered responding.

Can highly recommend right in the heart of Kings Cross and Potts Point – close to all the area has to offer. Stayed in a double balcony room which was perfect and enjoyable. Five out of five stars and a great place to stay while in Sydney.

A hidden treasure tucked away on a quiet, safe street. The room was beautifully appointed. Close and convenient to cafes, restaurants and public transport. I think I've found my business home away from home.

Nice hotel located a great area. Close to lots of shops, restaurants, public transport and just a few stops from the city. Very comfortable stay, bed is soft and comfortable. Great location

A warm welcome from the staff with a great location. The room had a ceiling fan but no air-con, and the private toilet was adjacent to the shared bathroom which could be overheard quite easily. The carpets were old and stained, but overall the room felt clean and comfortable. We would stay again.

My partner and I had a very disappointing stay at Bayswater Boutique Lodge. The entry key pads are very user unfriendly so access to our room was always a bit of a challenge. The shared bathroom was tiny and difficult to use, particularly for me being quite tall. The fans not very successful at keeping the room at a reasonable temperature at night, and no air conditioning so sleep was difficult. No staff on premesis so contact was through email and text with Donia the manager (working remotely I assume). She was able to assist on some issues, such as difficulties with the initial booking, but it would be helpful to have someone around for ongoing matters. Summing up, it was not a good stay, and it's unlikely I'll be back. My partner Liz will probably also have some comments to make

The property would benefit if they could organise a parking deal with the local parking bay on Bayswater drive. After a 4 night stay we paid $395 for parking, I feel this is extravagant and it would make me question staying in the area again. The property itself was lovely, tidy, nice furnishings, comfy bed. Would definitely recommend if you don’t mind the parking situation.

- there is no air conditioning so I died everyday. The fan didn't really do much and there was no fly screen in the windows - The rooms aren't sound proof. I was hearing footsteps on the stairs every single time a person walked them - The bathrooms are clean - There were no elevators to the upper floors so you have to carry your own luggage - The WORST lock in the main door. The pin pad did not respond to your finger when your input the number so most times you're stuck outside pinning in the number - Sometimes the main door is not closed properly which is unsafe as there is limited reception and there is a place to leave your luggage near the stairs and it is unsupervised - The place to leave your luggage is literally just next to the staircase and is hidden by a portable divider
